COMMENT: Zoning has reviewed the building plans for compliance with the approved development package (DP20-0201) and found that the building plans are consistent with the unapproved development package as it relates to the zoning requirements, which includes the building square footage, building height, building footprint, and location on the site. 2. COMMENT: Zoning will review the building plans on the next submittal to assure that any updates made to the building plans or the development package does not affect zoning requirements. 3. COMMENT: Zoning cannot approve the building plans until all PDSD commercial plans reviewers have also approved the building plans. You can remove civil and landscape sheets from T20CM07068 set in order to avoid inconsistency between DP20-0201 and T20CM07068. You can label "reference DP20-0201" next to the civil and landscape sheets in the index. The permit for grading and landscaping construction is issued off the DP20-0201. Reference: Sections 419.5 and 607.1.2, IPC 2018.] 2. Comment not resolved; the specification for the backflow preventer was not found. [Initial comment: Appliances (e.g. beverage dispensers, ice makers, etc.) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.14.1, IPC 2018 require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 608.1 and 608.3, IPC 2018.] 3. It appears that the hot water source is not within 24" (for ½" pipe) or 6" (for ¾" pipe) of the stop valve for the lavatories in rooms 302, 311 and, 323 or the eastern wash basins in rooms 203 and 409. [Initial comment: Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018.] 4. Provide the revised civil drawing 7 of 21 showing that the developed distance between cleanouts is less than 100-feet. [Initial comment: The maximum distance between cleanouts shall be 100-feet, measured along the developed pipe length. Reference: Section 708.1.1, IPC 2018.] 5. Comment not resolved. The 2" sanitary stack from 2nd floor in north wall of room 318 (kitchen storage) and the 2" sanitary stack from the 2nd floor in north wall of room 104 (Nurse RR) do not appear to have 10-diameters of horizontal travel prior to connecting to the building drain. [Initial comment: Horizontal branches shall connect no closer than ten diameters downstream of the bases of vertical stacks (2 locations, C-8 and C-3). Reference: Section 704.3, IPC 2018.] 6. Provide the updated civil plans. Note that adding a manhole on site will require a review and a separate permit for the construction of the building sewer by the Regional Wastewater Reclamation Department. (Note: the school will be located in Pima County, not Maricopa County as shown in the Building Envelope Specifications.) [Initial comment: Provide calculations for the building envelope to demonstrate compliance with the energy code; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. As a minimum, the information shall include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2018.] 2. [Initial comment: Show that the proposed HVAC equipment meets the minimum performance requirements of Section C403.3.2, IECC 2018. 3. Fan coils weighing 200 or more pounds need to be structurally evaluated and have a structural detail. [Initial comment: Provide structural details to show how the fan coil units are to be connected to the building structure (i.e. how are the all-thread rods "anchored to structure as required"?). Note 4 of the Heat Pump Rooftop Schedule and keynote #24 on sheet M1-20 call for duct smoke detectors to be located in the supply duct of units supplying 2,000 CFM or more.
