This letter reflects comments to be addressed. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Update the electric line from utility to building, R106.1.1. 2. Show the square footage of living space, garage and covered patios, R106.1.1. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling under 1501 – 3000 SF requires a 45 CFM continuous setting. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans. | 08/02/2022 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T20CM05683 2093 E Lee St New SFR w/Sleeping Quarters (1st Revision) TRANSMITTAL: August 2, 2022 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Per UDC Article 6.4.5.B perimeter yard setbacks are based on a measurement from the highest point of the exterior wall measured to design grade. As wall heights from design grade were not provided Zoning has added 6” to the height dimensions shown on sheet 3.1 to determine required perimeter yard setbacks. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 9’-6” the required perimeter yard setback from the top of stair landing deck to the west property line is 6’-4”, proposed setback is 6’-0”. 2. Based on a wall height of 17’-6” the required perimeter setback from the west wall of the proposed rood deck to the west property line is 11’-8”, proposed setback is 11’-6”. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). 3. Based on a wall height of 13’-10” the required front street perimeter yard setback is 20’9”, proposed front street permit yard setback is 20’-0” A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
