11/19/2020 ROBERT SHERRY MECHANICAL-RESIDENTIAL REVIEW Reqs Change Plumbing comments:
1. The maximum distance between cleanouts shall be 100-feet, measured along the developed pipe length (i.e. the distance between the cleanout rim and invert must be added to the horizontal distance to the next cleanout). Reference: Section 708.1.1, IPC 2018. [Initial comment: Provide a site drawing showing the size, route, and slope of the building sewer and the location of its connection to the public sewer. Reference: Section 107.2.1, IBC 2018.]
2. Units 2 and 3 still show the clothes washer fixture drain connecting to a 2" fixture branch. [Initial comment: The fixture drain serving an automatic clothes washer shall connect to a fixture branch that is at least 3 inches in diameter (e.g. two clothes washers or one clothes washer and one other fixture). Reference: Section 406.2, IPC 2018.]

12/01/2020 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Previous Comment 5; Sheet 1; Fire Separation Distances: A note has been added on Sheet 1 indicating "No Fire Protection Required, All Are Greater Than Or Equal to 10 Feet". The IBC Section 705.3 should be referenced on Sheet 1 for multiple buildings on the same lot. This indicates an imaginary line between two building must be 10' from each building, thus requiring a 20' separation between the buildings. An exception does allow all separate buildings to be considered as one building if the total SF of all the buildings combined meets the requirements of the IBC Table 506.2. Since the total SF of the three buildings (6654 SF) is less than the allowable (28,000 SF), no exterior wall requires a fire resistance rating. Please indicate this condition on Sheet 1.
2. Sheet 1; Code Analysis: Please indicate the automatic fire sprinkler system shall be designed and installed in accordance with the IBC Section 903.3.1.1 in order to get an allowable area of 28,000 SF (Table 506.2).
3. General: Please provide written responses to all review comments.
12/08/2020 DSANTAC2 ELECTRICAL-RESIDENTIAL REVIEW Approved
12/08/2020 ROBERT SHERRY MECHANICAL-RESIDENTIAL REVIEW Approved 1. Comment not addressed. [Initial comment: Provide calculations (e.g. REScheck) to show that the building thermal envelope complies with the requirements R401.2, IECC 2018.]
2. Comment not addressed. [Initial comment: Specify the exhaust air flow rate for the kitchen range hoods. Reference: Section 403.3.2.3, IMC 2018.]
