This site is located in the R-2 zone (UDC 4.7.9). A duplex residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. Provide a perimeter yard setback from the proposed duplex to the property line to the south. Once provided additional comments may be forth coming.

2. Provide the zoning for all adjacent properties.

3. The plan shall be submitted as a single multi-page PDF file.

4. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). Based on a 12' height wall height the required perimeter yard setback to the north and east property line is 8'-0", proposed is 4'-0". A Design Development Option (DDO) must be submitted and approved prior to approval of this plan.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the site plan or cover page.

Each dwelling unit building requires a separate street address, R319

GENERAL COMMENTS:

1. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.

SITE PLAN:

Show a separate street address for each dwelling unit on the building plan, R319

FOUNDATION PLANS:

1. Provide a wall detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. This is in addition to the weep screed with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1.

FLOOR PLANS:

1. Show a maximum ½” floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. Include the threshold condition at the vehicle doorway or an exterior hinged door when the garage is used for the accessible route.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Also, update the ceiling insulation notation on the Mechanical sheet.

PLUMBING PLANS:

1. Show a plumbing code recognized by the City of Tucson, 2018 IRC. Remove the UPC reference from all notes.
2. Provide a complete fixture unit schedule, P2903.6. A minimum 1” entrance pipe is required for supplying water to more than 9.5 fixture units between the shut-off valve and water heater.

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting.
2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal.

ELECTRICAL PLANS:

1. Update or remove the 2008 code reference above the panel schedule.
2. Update the panel schedule showing ampacity rating consistent with the Riser Diagram, E3404.13 & E3706.2.
3. Show the dishwasher/disposal with 20A breaker, E3703.7. Update circuit #19.
4. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10. Add notation to plans.
5. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
7. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
8. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
