This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show opening size for determining compliance with R310.1 providing egress from bedrooms. The bedroom requires one operable emergency escape and rescue opening with compliant passage to grade, R310.2.3. STRUCTURAL PLANS: 1. The integrity of the existing structure requires verification for supporting the new loads. Structural foundation reports may be submitted with an appeal to the Building Official, or a registered Arizona engineer must seal the design, R301.1.3. 2. Show or notate if the fireplace is existing or proposed with code compliance, R1001. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. Show a means of providing sufficient heat to the open area between the stairway and bedroom. ELECTRICAL PLANS: 1. Provide the load rating of the macerating pump. Appliances and equipment on general purpose circuits may not exceed 50% of the branch circuit rating, E3702.5. 2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. Include the open area. 3. Show a receptacle outlet within 3’ of each lavatory basin in each bathroom, E3901.6. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4 and E3901.6. 4. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
