1. COMMENT: Zoning has reviewed the building plans for compliance with the Current version of the unapproved development package. While the building footprint is consistent with the unapproved DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc) zoning cannot approve the building plans until the PDSD Commercial Plans reviewers have approved the building plans.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plans to ensure consistency with the DP.

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning.

4. COMMENT: Once the plans have been reviewed and approved by the PDSD Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning.

03/25/2020 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. The residential provisions of the 2018 International Energy Compliance Code are the controlling energy code requirement for this project. Reference: Section R101.5, IECC 2018. (see Sheet A0.3, "Chapter 13".)
2. Provide calculations (e.g. REScheck or COMcheck) to show that the building thermal envelope complies with the requirements R401.2, IECC 2018.
3. Provide mechanical ventilation for FC-C in the first floor corridor. Reference: Section R403.6, IECC 2018.
4. All of the apartments require mechanical ventilation, not natural ventilation as noted on sheet A3.7. Reference: Section R403.6, IECC 2018.
5. Verify the exhaust flowrate of the range exhaust. Reference: Section 403.3.2.3, IMC 2018.
6. The exhaust length table in detail 113 (Dryer Vent Termination) does not apply unless you are using the specific GE dryer for which the maximum length table was created. While the architectural floor plans show separate washers and dryers, the plumbing plans are based on an "owner specified" stacked washer/dryer so without a specific model of dryer, the duct length criteria must comply with Section 504.8.4.1, IMC 2018. Verify that the dryer duct lengths comply with the code requirements. (Note that the detail also refers to the 2012 IMC)
03/25/2020 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide a site drawing showing the size and route of the building water supply along with the location and size of both the water meter and the reduced pressure backflow preventer assembly. Reference: Section 107.2.1, IBC 2018.
2. Provide a site plan showing the route, slope and cleanout locations of the building sewer to the public sewer. Reference: Section 107.2.1, IBC 2018
3. Complete plumbing roof plan on sheet P-2 (e.g. x,xxx for the roof areas and x for the roof drain and pipe sizes sizes) Reference Section 107.2.1, IBC 2018.
4. Coordinate the route of the 2" FM from the elevator sump pump. Keynote 3 on sheet P-1 calls for the pipe to run in the 1st level ceiling space but detail 201 shows the pipe running underground. Reference: Section 107.2.1, IBC 2018.
5. The condensate drain from the fan coils serving the corridors is shown terminating in a washer box of an adjacent apartment (e.g. Keynote 5, P-1).

3. Sheet A0.2; Chapter 7 (Section 708.3 Exception 2): The exception allows 1/2 hour separation between dwelling units if the building is equipped with NFPA13 sprinklers per Section 903.3.1.1. Since the sprinkler system is NFPA13R per Section 903.3.1.2, Exception 2 may not be used. Do you want to remove the Exception 2 verbiage? Please verify.
4. Sheet A0.2; Chapter 7 (Section 711.2.4.3 Exception): The exception allows 1/2 hour for a horizontal assembly separating sleeping units if the building is equipped with NFPA13 sprinklers per Section 903.3.1.1. Since the sprinkler system is NFPA13R per Section 903.3.1.2,, the Exception may not be used. Do you want to remove the Exception verbiage? Please verify.
5. Sheet A0.2; Chapter 10 (Section 1010): Section 1008.1.1 is referenced in this section. Please revise that Section reference.
6. Sheet A0.2; Chapter 10 (Section 1011.2): The stair riser and tread dimensions should reference Section 1011.5.2. Please verify.
7. Sheet A0.3; Chapter 11 (Section 1107.6.2): In this section, please indicate that Type A Units shall meet all requirements of the ICC/ANSI Section 1003, and Type B Units shall meet all requirements of the ICC/ANSI Section 1004. List those requirements on the drawings as required.
8. Sheet A2.3; Building Section 8: The Unit on the east end of the section should be Unit A2 at the first floor. Please verify.
