COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans for compliance with the approved development package. While the building footprint is consistent with the approved DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc) zoning cannot approve the building plans until the PDSD Commercial Plans reviewers and Design Professional approve the building plans.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (Remove the unapproved version of the DP included in the Building Plan Package and add a copy of the approved and PDSD stamped version of the DP with the next building submittal.)

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's or Design Professional comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning.

4. COMMENT: Once the building plans have been reviewed and approved by the PDSD Commercial Plan Reviewers and Design Professional and zoning has verified consistency with the DP, the building plans can be approved by zoning.

The purpose of this document is to show the comments from my review. The Applicant has submitted
Construction Documents for the 7-story apartment building, permit #T20CM00360. The project has the
associated IID-19-06 and DP19-0122.
Based on the drawings provided, I have evaluated the documents for their consistency with the approved
IID requirements. I do not find any major design modifications and I have determined that the information
is consistent with the information provided in the approved IDD. As the Design Professional, I therefore
approve the design.

02/26/2020 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Keynote #3 on sheet M3.0 in reference to dryer exhaust ducts states, "flex ducts as required." Explain how this complies with the requirements of Sections 504.8.1 and 504.8.2, IMC 2018.
2. The dryer exhaust duct in units 701, 702, 713, 714, and 716 appear to have an equivalent length greater than 35-feet. If the dryer manufacturer allows the 35-foot length to be exceeded, show the make and model of the proposed dryer on the plans and provide a copy of the manufacturer's installation instructions. Reference: Section 504.8.4, IMC 2018.
3. Provide calculations (e.g. COMcheck) to show that the building thermal envelope complies with the requirements R401.2, IECC 2018.
4. Provide mechanical ventilation for the residential portions of the building. Reference: Sections R101.4.1 and R403.6, IECC 2018.
5. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the residential areas of the building. Reference: Sections R302.2 and R403.7, IECC 2018 as amended by the City of Tucson.
