COMMENTS:
1. This site is located within a historic preservation zone. All development is subject to design review.
2. The proposal is for a change of use from residential, to food service and retail space as an accessory use to the main cultural use on-site. As a cultural use, the parking required would be 1 space per 300 square feet. However, non-residential uses with a parking formula of one space per 300 square feet gross floor area or less intense formula that occupy a structure listed individually on the National Register of Historic Places or listed as a contributing property in a National Register Historic District, are exempt from Section 7.4.4.B, Minimum Number of Motor Vehicle Spaces Required, provided the historic designation of the contributing structure is maintained.
3. As presented, it does not appear any exterior changes are proposed. If parking is also not required, submittal of a development package is not needed. The site can proceed through building permit review (tenant improvement) without an updated site plan.
4. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
