This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). Based on a 9'-0" wall height the required perimeter yard setback from the proposed carport to the east property line is 6'-0", proposed perimeter yard setback is 5'-0". It is not clear where the setback is being measured from but if you are showing the 5'-0" to the roof line that is not correct and should be measured to the post supporting the carport roof. If the 5'-0" dimension is to the post supporting the carport roof a Design Development Option (DDO) is required and must be submitted and approved prior to approval of the building plans. 2. This comment was not addressed. Provide a dimension for the center line of the street to the curb and a dimension form the curb to the property line. 3. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show this current code reference on the plans. Provide clear plans with uniform plan layout (floor plan, plumbing, electrical and mechanical). Provide 1/4" = 1' scaled plans with spacing between exterior and interior wall surfaces. Show section and elevation views (not to scale - NTS) with defined labeling and reference notation identifying locations from plan views. Provide plans and symbols using straight lines with clear and legible definition, R301.1. FLOOR PLANS: 1. Show the existing rooms adjacent to the proposed rooms. Define the functional usage. Show the location and size of doors and any windows for determining egress compliance, R106.1.1. Update sheet #2 showing the layout with 1/4" = 1'. FRAMING PLAN: 1. Show the carport beam location and size on the plan, sheet #8, R301.1. Include the span between support columns. SECTIONS - DETAILS: 2. Show the carport beam size on the detail, sheet #4, R301.1. 3. Minimum footing width required for one story construction is 12", R403.1.1. Update the footer detail, sheet #4. 4. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Update sheet #4. 5. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-30 for an addition under 500 SF.
