This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The site plan shall be drawn to an engineering scale, i.e. 1" = 10'. The scale will be indicated on the plan. 2. The lot coverage calculation does not appear to be correct. Per the Unified Development Code (UDC) Article 6.4.3.B.3.b all vehicle use areas are included in the calculation. 3. Clarify where the height of the exterior walls is being measured from, it appears that the measurement is from finished floor. Per UDC Article 6.4.5.B the perimeter yard setback height is measured from design grade. 4. Provide a perimeter yard setback dimension from the proposed carport to the east property line. 5. Provide a dimension for the center line of the street to the curb and a dimension form the curb to the property line. 6. The zoning listed on the plan is not correct and should be listed as R-2. Also provide the zoning for all properties adjacent to this parcel. 7. The legal description is not correct as this parcel is on part of Lot 7 Block 3 Grantland Acres. 8. The distance for the west property line is not correct. 176 + 66 = 242 but the current land split document and the Assessor's Record map show it at 228.84. 9. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Provide clear plans with uniform layout, walls scaled spacing, defined labeling, straight lines of notation and references between numbered sheets, R301.1. SITE PLAN: 1. Identify the existing and proposed water lines from property line to building, R106.1.1. Mark either E - existing or N - new. FLOOR PLANS: 1. Show the existing room and any windows adjacent to the new addition, R106.1.1. This is needed for verifying that sleeping rooms have R310 compliant egress. SECTIONS - DETAILS: 1. Show the carport beam size on the detail, R301.1. 2. Show the roof covering fastener - diameter and spacing, R301.1. 3. Show the post footer with two #4 rebar each way, 3" above the bottom, R403.1 amendment. 4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. Show compliance with the maximum length of hot water piping shall not exceed 50', IPC607.2. 2. Show the pipe diameter with sizes for controlling excessive water flow rates, P2903.7. A minimum 3/4" pipe is required for supplying water to the new bathroom group fixtures. ELECTRICAL PLANS: 1. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. Applies to both new and extended. 2. Show at least one wall switch controlled light at outdoor entrances and exits, E3903.3. 3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
