2. Sheet A0.1; Applicable Codes: Please add the 2018 International Existing Building Code to the list of codes.
3. Sheet A0.2; Stair Detail 3: A note indicates to "See structural for guardrail detail". Please verify that detail with guardrail requirements in on a structural sheet.
4. Sheet A0.2; Stair Detail 3: Per the IBC Section 1011.8, a flight of stairs shall not have a vertical rise greater than 12' between floor levels. Please verify the vertical rise is not greater than 12' (detail indicates +/- 12'-0"), or indicate an intermediate landing.
5. Sheet A0.5; Floor Plan: Please verify on this plan that the shell spaces are not sprinklered. It does not appear the drawings indicate sprinklers in those two spaces. The IBC Section 508.3.1 requires the most restrictive provisions of Chapter 9 to be applied to the entire nonseparated occupancy area. Please verify.
6. Sheet A2.1; West Elevation Keynotes: Note 5 indicates to provide 3 handrails per the IBC Section 1014. That section indicates handrails must be located so that they are within 30" of all portions of the stairway minimum width. Please verify these handrails meet that requirement.
7. Sheet A2.2; Section #2 Keynotes: Note 13 references Detail 1 on Sheet A0.2 for a handrail. Please revise that reference.
8. Sheet A4.1; Elevation "D": Please provide the vertical dimension above the floor for the vertical grab bar per the ICC/ANSI Figure 604.5.1.
9. General: Per the International Existing Building Code Section 605.2, this project must comply with the provisions of Chapter 10. Please indicate this requirement on Sheet A0.1, and verify all requirements of that chapter are met.
10. Sheet S3.0; Floor Framing Plan: On the east wall, two detail cuts indicate 212A. There is no Alternate A indicated on that detail. Please verify.
11. Sheet S3.0; Floor Framing Plan: At the southwest corner of the building, a detail cut indicates 203. Please verify. Is this a masonry wall?

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans for compliance with the approved development package. While the building plans are consistent with the approved DP as it relates to the zoning review purview of the Building footprint, Height, square footage, site conditions etc., zoning cannot approve the building plans until the PDSD Commercial Plans reviewers have approved the building plans.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP.

3. COMMENT: Once the plans have been reviewed and approved by PDSD Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning.
