This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Provide concrete foundations for anchoring interior braced wall line sills (R602.11) with ½" anchor bolts with 7" embedment, R403.1.6. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. Include the threshold condition at the vehicle doorway or an exterior hinged door when the garage is used for the accessible route. 2. Show the location of a minimum 22" x 30" attic access at unit #2, R807.1. STRUCTURAL PLANS: 1. Provide a complete braced wall (BW) design, R602.10 include braced wall lines with maximum spacing of 60'. Show interior braced wall panels with foundation anchor bolt connection to bottom plates, R602.10.8.3 and R403.1.6, R602.10.8.2 compliant. Update section B sheet #7. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1507.3. Show the system and flow rate on the plans. ELECTRICAL PLANS: 1. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1.
