Updates were made to building plans that affect zoning requirements. The comments are as follows: 1. Provide the correct land use per the previous zoning review: Civic Land Use Group, Membership Organization Land Use per use specific standard UDC 4.9.13.Q. 2. Provide the correct required number of parking per Membership Organization Land Use: 1 space per 100 SF GFA in public assembly areas. From sheet A1.0, use the A-3 SF minus the Warming Kitchen SF for the public assembly area. It seems like the calculation may comply with the 32 stalls provided. 3. Provide detail and note of wall mounted accessible parking sign. Sign shall be mounted at 5-foot height. Add a separate "van accessible" sign below the main sign as required. It does not seem like a ground mounted sign will comply with circulation path. 4. Provide the access aisle and ramp slopes on sheet A1-0 to showcase compliance. Access aisle shall be maximum 2% slope in all directions. Ramp shall be maximum 1:12 slope. 5. Provide a van accessible parking space at 16 feet wide for whole length of space. The other accessible parking space shall be 13 feet wide for whole length of space. Curb ramps and landings shall be 3 feet minimum in width, exclusive of flared sides. It seems like modifying the ramp or other parking space widths will bring van accessible parking space to compliance. Zoning will review the building plans on the next submittal to assure that any updates made to the building plans does not affect zoning requirements.
