The solar plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-3 zone (UDC 4.7.12). A Single Family Residence is an allow use in this zone.

1. This comment was not addressed correctly. Per UDC Article 6.4.3.B.3.b vehicle use area is included in the lot coverage. The provided calculation does not include the vehicle use area. Per UDC Table the maximum lot coverage allowed in the R-3 zone for a single family residence is 70%. Provide a lot coverage calculation on the plans, see UDC Article 6.4.3.
