| 04/08/2019 | PIMA COUNTY | BUILDING-RESIDENTIAL | REVIEW | Reqs Change | BUILDING - RESIDENTIAL 1. On sheet 3 there is a steel lintel schedule. However, a Powers Steel lintels chart has also been submitted. Are standard angle lintels to be provided or are Powers Steel lintels to be provided? If standard angles, submit structural calculations for each lintel as they are not prescriptive to the 2018 IRC. If engineered Powers Steel lintels are to be provided submit current manufacturer's data and tables with proposed lintels for all masonry openings indicated on the Table. The Powers Steel sheets submitted bear an engineer's seal that expired in 2010 and no proposed lintels are marked on the Table. 2. Add the required layer of impermeable rigid insulation with associated R-5 value to the underside of the roof sheathing in the Energy Efficiency Information on sheet 3. Ref. 2018 IRC Table R806.5. 3. On wall section details, sheet A4a, show structural sheathing and moisture barrier on face of parapet studs behind stucco finish system. 4. On the wall sections on sheet A4a and building sections sheet 6 show the R-5 air impermeable insulation tight to the underside of roof sheathing and R-38 batt insulation directly below the air impermeable insulation. The drawings currently show only the R-38 insulation and it is located just above the ceiling plane. Ref. 2018 IRC R806.5.1.3. 5. Because both air impermeable and air permeable roof insulation is used in this project revise a portion of the Note on sheet 6 regarding roof insulation to "..a minimum of R-5 value applied directly to the underside of the roof sheathing.." and delete the last portion of the last sentence "..and may be a single layer…..required roof R-value." PLUMBING - RESIDENTIAL 1. On the Plumbing Plan, sheet 7a, the waste line for the clothes washing machine shall be a gray water discharge connected to the 3" gray water main line rather the black water main line. Ref. City of Tucson amendment to the 2018 IRC, added Table P2601.2 with sub note b. MECHANICAL - RESIDENTIAL 1. The Mechanical Plan on sheet 8 and the Manual J indicate the selection of a 4-ton air conditioner for this dwelling. However, Section 3-4 "Sizing Limitations" of the ACCA Manual S limits the cooling capacity of selected equipment to no more than 15% larger than the total cooling load calculated by the Manual J. Per the Manual J (page 1) the total cooling load is 21,859 Btuh. 21,859 x 1.15 = 25,137.85 Btuh maximum capacity allowed. With a total cooling capacity of 48,000 Btuh, the proposed 4-ton unit is oversized per ACCA Manual S. Select a unit with cooling capacity that does not exceed 25,138 Btuh and revise both the Adtek Manual S "Equipment Selection" sheet (page 3)and the mechanical plan notes to reflect the change. 2. The cooling CFM's shown on the mechanical plan, sheet 8, shall be within +/- 10% of cooling CFM's shown in the Adtek Manual D, page 29 (3rd row from right side of page). ELECTRICAL - RESIDENTIAL 1. Per City of Tucson Solar Ready Ordinance 10549 solar water heating preparation must be included using one of the 4 options outlined in that ordinance. Please indicate on the Electrical Plan, sheet 9, which option will be provided. 2. On the Electrical Plan, sheet 9, indicate the location of the 300 SF solar ready zone required by 2018 IRC T103.2 and T103.3. Also show where space is available for PV equipment on the plan, a 3,800 volt-ampere PV load in the service load calculation, and a space in the panel schedule labeled "reserved for Photo Voltaic" per City of Tucson Solar Ready Ordinance 10549. 3. The electrical note on sheet 9 regarding "arc fault circuit-interrupter protection" has a reference to the 2012 IRC and not the 2018 IRC and does not list all the spaces where arc fault protection is required by the 2018 IRC. Revise note to current Code. 4. The electrical note on sheet 9 regarding high-efficacy lamps shows the 2012 value of 75%. Change to current code requirement of 90%. 5. Provide carbon monoxide alarms outside each sleeping area in the immediate vicinity of bedrooms. Carbon monoxide alarms must be interconnected. Ref. 2018 IRC 315. 6. Show a 15 or 20 amp GFI WP receptacle outlet on the roof within 25' of the HVAC unit. Ref. 2018 IRC E3901.12. 7. The receptacle outlet circuit in the bathrooms cannot also serve the lighting outlets. Ref. 2018 IRC E3703.4. 8. Revise the Outdoor Lighting Code calculations on sheet 9 as follows. If the selected light fixture is rated for a 60 watt lamp this is the wattage that the calculations will be done for. Delete "40 W used." A 60 watt tungsten incandescent light bulb results in 900 lumens. There are 7 type A light fixtures on the electrical plan, not 2. Therefore 7 x 900 lm = 6,300 total lumens, not 1,700 lm. 6,300 lm < 7,150 lm allowed, so compliant with 2012 Outdoor Lighting Code Table 104.1. |
