1. Please respond to all review comments in writing.
2. Per 2012 IBC 505.2.1 the maximum aggregate size of mezzanines within a room shall be not greater than 1/3 of the floor area of that room or space. Please provide a calculation in the Product Data showing that the aggregate floor area of the existing mezzanine plus the proposed mezzanine is not more than 1/3 of the floor area of the space it is located within.
3. While the appeal to the building official referenced on sheet A01 for extending the exit access travel distance to 400’ was approved for the original building permit, the Chief Building Official, Clayton Trevillyan, requires that a new appeal to the building official be applied for the mezzanine.
4. The guards shown on mezzanine elevations, sheet A4.1, show openings in them which would allow passage of a 4-inch sphere. Please confirm that the mezzanine will not be open to the public. Ref. 2012 IBC 1013.4, exception 4.
5. The structural calculations, sheet 11, indicates that mezzanine floor joists shall be 22K 540/500 at 4’-0” o.c.; however the Beam Schedule, sheet S3.1, shows 20K 540/500 joists at 4’-0” o.c. Please confirm that the joists shown in the Beam Schedule are adequate for the proposed use. Ref. 2012 IBC 107.2.1.
6. On sheets S3.1, S3.3 and S3.4 a keynote 6 is referenced at pallet lift openings in the floor system however this keynote does not appear in the Mezzanine Framing Plan Notes. Please add keynote 6 to schedule. Ref. 2012 IBC 107.2.1

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. The building plans have been reviewed for compliance with development package DP14-0182. As the proposed mezzanine is not shown on the development package a new development package is required. The development package should also include updated applicable calculations.

3. Until all other PDSD review agencies have approved the building plans zoning cannot approve.
