1. Regarding the response to previous building comment 1, the plumbing fixture calculations on new sheet A-003:
a. The public reception/waiting areas designated as A-3 in your calculations require two water closets for women; however neither of the public restrooms shown for this area have two water closets. Please revise the plan. Also, the restrooms for this area shall be labeled and signed as “men” and “women”.
b. Fixture counts are not broken down for men and for women after the A-3 function in your calculation table; and the totals are not given for each sex as required by 2012 IBC 2902.1.1. While toilet rooms are single-user throughout this facility, the required fixture amounts for each type must be maintained with sufficient amounts of toilet rooms to accommodate both men and women per the Code method. Please revise the schedule showing columns for men and women for each function (A-3 public, B office staff, I-2 employees and visitors, separately) with all fractional entries totaled and rounded up to the next whole number. Add fixtures or toilet rooms as necessary to comply with Code.
2. Regarding the response to previous building comment 25, no City of Tucson Special Inspections Certificate was included with this submittal. Please submit

1. The heating and cooling calculations submitted in response to previous mechanical review comment 3 show the total cooling load for RTU-1 as 267.2 MBH, the total cooling load for RTU-2 as 267.8 MBH, and the total cooling load for RTU-3 as 805.2 MBH. However, the total cooling capacities for the selected rooftop units shown in the Packaged Rooftop AC Unit Schedule on sheet M-701 are: 471.2 for RTU-1, 426.9 for RTU-2 and 992.4 for RTU-3. The selected units appear to be oversized (550.3 MBH/45.8 tons over the combined total cooling load) and not in compliance with the 2012 IECC section 403.2.2. Please select units with cooling capacities to comply with IECC 403.2.2.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans but cannot approve them at this time. An approved and PDSD signed development package related to this development was not available for comparison with the building plans as it relates to the zoning review purview, which includes the building square footage, building height, building footprint, and location on the site.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (Include a copy of the the approved and PDSD stamped and signed version of the DP with the next building submittal.)

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning.

4. COMMENT: Once the plans have been reviewed and approved by the Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning.
