| 10/11/2018 | PIMA COUNTY | BUILDING-COMMERCIAL | REVIEW | Reqs Change | Reviewer: Chris Anderson, October 4, 2018 BUILDING – COMMERCIAL There is text (both upper and lower case) on sheets T2.0 and T3.0 that is smaller than 3/32”. Per City of Tucson standard text, both upper and lower case, shall not be smaller than 3/32”. On sheet T2.0, the building envelope COMcheck indicates in the Envelope Assemblies “Steel-Framed, 24” o.c” exterior walls, and the table indicates R-24 cavity insulation in these walls. This assembly is not appropriate for pre-engineered metal buildings. The selected assembly for exterior walls with metal wall panels must be a “Metal Building Wall” category rather than “Steel-Framed” category. Metal buildings are thermally bridged through the assembly via metal wall paneling and steel girts. This must be taken into account by COMcheck. The portions of exterior wall that have EIFS and masonry on the outside face must also be included in the COMcheck calculation. Add these areas for differing thicknesses of continuous and cavity insulation and associated R-values in the COMCheck assemblies. Metal Building Wall categories may be more appropriate for these portions of wall as there is no thermal bridging. On sheet A1.3 the Accessible Signage Notes pictogram shall be the international symbol of accessibility as shown on ICC/ANSI A117.1-2009 Fig. 703.6.3.1. The pictogram shown does not comply. On sheet A1.3, Mop Area Elevations, the FRP shall extend past the mop sink 2’-0”. Ref. 2012 IBC 1210.2.2. Submit structural calculations for the foundation and site structures. Ref. 2012 IRC 107.2.1. Since the metal building shop drawings were submitted along with the A/E drawings, the foundation plan and details should have been reviewed by the Structural Engineer of Record for the foundation system. Therefore the note on sheet S-1 “Coordination and review of final metal building column layouts and reactions are required prior to construction” should not be on sheet S-1. |
| 10/11/2018 | PIMA COUNTY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | MECHANICAL – COMMERCIAL Submit heating and cooling load calculations summary sheets to justify the capacities of the selected equipment. The load calculations shall be performed per summer design conditions indicated in mechanical review comment 2 below, and with 32-degrees F winter db outdoor design temperature. The calculations should indicate the building envelope components used (which shall match the revised COMcheck). The total capacities of the cooling equipment selected shall be the smallest available total capacity required to accommodate the calculated cooling load. Ref. 2012 IECC C403.2.2. According to Packaged Rooftop Unit Schedule note 1, sheet M-1V, the RTU capacities are based on 95-degrees F db ambient outside air design temperature and 67-degrees F wet bulb entrance air. Per City of Tucson amendment to the 2012 IECC, the summer db design temperature is 104-degrees F and the design wb temperature is 66-degrees F. Reselect units based on these variables. A note on the Fan Schedule, sheet M-1V, says “Control w/ room lights.” Since there are supply air grilles in the restrooms which will positively pressurize these rooms, please explain how this type of control will prevent restroom air from recirculating into other spaces. Ref. 2012 IMC 403.2.1. |
| 10/11/2018 | PIMA COUNTY | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | ELECTRICAL – COMMERCIAL Please enlarge Communication Board Diagram, sheet E-4V, so that text (both upper and lower case) is no smaller than 3/32” per City of Tucson standard. Provide outdoor lumen calculations per Table 401.1 of the City of Tucson/Pima County Outdoor Lighting Code. Select a commercial option for lighting area E3 and calculate the allowable total lumens (fully shielded + unshielded) and the maximum allowable unshielded lumens. Present calculations in tabular form, identifying each outdoor fixture, whether unshielded or fully shielded per definitions in the OLC, number of fixtures, and lumens for each fixture. The proposed lumen counts shall not exceed the allowable. Please confirm that the selected outdoor light fixtures shown in the Luminaire Schedule, sheet ES-1, do not exceed 3,500 K color temperature. Ref. 2012 OLC 402.1. |
| 10/11/2018 | AVAUGHN1 | WATER | REVIEW | Reqs Change | WATER – COMMERCIAL Provide water calculations to justify water meter and water service pipe size. Ref. 2012 IPC 106.3.1. Modify the boxed note on sheet P-1V titled “Domestic Water Meter” to delete “verify water meter requirements and provide water metering as required.” The water meter size and service pipe is shown in Plumbing keynote 2 on sheet P-2V. Ref. 2012 IPC 106.3.1. Please verify the domestic water backflow prevention required by Tucson Water and indicate on plan. Delete the boxed note on sheet P-1V titled “Domestic Water Backflow Prevention” as requirements shall be shown on permitted drawings. Ref. 2012 IPC 106.3.1. |
| 10/11/2018 | PIMA COUNTY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | PLUMBING – COMMERCIAL Provide roof gutter and drain leader calculations.
