Sheet A.1; Building Code Analysis (General Building Summary): Because this is a shell only permit, no determination for occupancy classification, occupant load, allowable building area, or required plumbing fixtures will be reviewed. However, it would be advisable to research those issues before applying for the build-out of the structure. For example, the General Building Summary indicates a Factory (F-1) occupancy classification, while the Building Code Analysis indicates Warehouse. This will produce totally different occupant loads and could affect other design aspects. 2. Sheet A.1: The Title Sheet indicates a pre-fabricated building shell in several locations. This is a pre-engineered metal building that is site fabricated. Please revise. 3. Sheet A.2; Floor Plan: A diagonal line in the building indicates "192 LF Travel Distance to Exit Fire Sprinkler Structure". The IBC Section 1007.1.1 indicates exits must be placed a distance apart not less than 1/2 of the length of the maximum diagonal dimension of the building. Please indicate the building exits on the Floor Plan, and verify they meet that code requirement. 4. Sheet S.1; Metal Building Structural Calculations: Per the IBC Section 107.3.4, the registered design professional in responsible charge is responsible for reviewing and coordinating submittal documents prepared by others. Mr. Florez should submit a signed, sealed letter indicating he has reviewed and coordinated the calculations and drawings for the metal building, and all requirements of that Section have been met. 5. General: Please provide the Special Inspection Certificate with Parts A and B completed. 6. General: Please provide written responses to all review comments. COMMENT: Zoning has done a cursory review of the building plans and a comparison for consistency with the current version of the unapproved DP. While the cursory review did yield an indication that the building plans are consistent with what has been proposed and drawn on the DP with the exception listed for the building height (that has been submitted for review) zoning cannot approve the building plans at this time. While the building footprint is consistent with the footprint on the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning is requesting that the Building plans or the DP plans are revised to list the correct building height measured from design grade (adjacent ground) to the top of the roof Ridge. Per the DP the maximum height is listed as 16 feet and the building plans dimensioned the building height as 20 feet to the top of the ridge of the roof. 2. COMMENT: Zoning will review the building plans on the next submittal to assure consistency with the DP. If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP will have to be revised to reflect the changes. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.
