COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has done a cursory review of the building plans and a comparison for consistency with the current version of the unapproved DP. While the cursory review did yield an indication that the building plans are consistent with what has been proposed and drawn on the DP with the exception listed for the building height (that has been submitted for review) zoning cannot approve the building plans at this time.

While the building footprint is consistent with the footprint on the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning is requesting that the Building plans or the DP plans are revised to list the correct building height measured from design grade (adjacent ground) to the top of the roof Ridge. Per the DP the maximum height is listed as 16 feet and the building plans dimensioned the building height as 20 feet to the top of the ridge of the roof.


2. COMMENT: Zoning will review the building plans on the next submittal to assure consistency with the DP. If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP will have to be revised to reflect the changes. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.
