Building plans (1st Review) 1580 S Santa Cruz Lane - R-1 Zoning TRANSMITTAL DATE: October 1, 2018 DUE DATE: October 4, 2018 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT: Zoning has reviewed the building plans but cannot approve them at this time. (Due to the R-1 zoning of the parcel the proposed use is not a use that is allowed by without processing a special exception.) The proposed on this parcel is considered a Utility Use - Distribution System and requires approval through a Special Exception Process and submittal of a Development Package. As this use will be a COT owned and operated facility and site, it may be beneficial to request a City Manager Waiver to the Special Exception and DP through the PDSD Director. Contact Steve Shields at 837-4956 or Steve.Shields @tucsonaz.gov for information on the waiver request. 2. COMMENT: In addition, the building plans must be approved by the PDSD commercial plans reviewers before zoning can approve the plans. 3. COMMENT: Once the plans have been approved by all Commercial Plans reviewers and no site changes are made that affect zoning requirements, zoning will stamp and sign the building plans as it pertains to the zoning review purview. 4. COMMENT: If a City Manager Waiver is requested and granted, include with the next submittal the signed waiver documentation and if applicable incorporate any conditions of the waiver into the drawings.
