| 10/09/2018 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Sheet T1.1; Index of Drawings: All drawings listed in the index were not included in this review submittal. All drawings must be included so that they may be stamped when approved. |
| 10/12/2018 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, etc.). Include a site plan showing the installation of the water service to the building and the installation of the building sewer with the building plan set. [Initial comment: Provide the site plan referenced on sheet P1.1 showing the location of the water meter, reduced pressure backflow assembly and the route of the water service to the building. Specify the material of construction for the water service pipe. Reference: Section 107.2.1, IBC 2012.] 2. An approved development plan is not to be used for construction of on-site utilities. [Initial comment: Provide a site drawing showing the location of the proposed gravity grease interceptor, the size, route, and slope of the building sewer, the location of all cleanouts in the building sewer, and the location of the connection of the building sewer to the public sewer. Reference: Section 107.2.1, IBC 2012.] 3. The water pressure calculations use a pressure drop of only 4 PSI for the reduced pressure backflow prevention assembly. The specified reduced pressure zone backflow prevention assembly has a pressure drop closer to 8 PSI at the projected water demand. [Initial comment: Provide the water pressure calculations used to determine the sizes for the water distribution system. Verify the minimum available water pressure for this address with Tucson Water; the current data from Tucson Water appears to show a pressure range of 32 to 39 PSI. (Contact: Ray Munoz, 520-837-2207)] 4. The submitted calculations only address the size of the two downspouts, not the required scupper dimensions. A scupper is a weir, not a pipe running full. The minimum dimension for a scupper is 4-inches (i.e. the smallest possible rectangular scupper would be 4" x 4" which can handle only 31 GPM with a head of 2"). Each scupper for your building must handle a flow of 62 GPM with a head of 2". [Initial comment: Provide roof drainage and hydraulic scupper size calculations based on the 100-year hourly rainfall rate for Tucson, 3" per hour. Reference: Sections 1106.1, 1106.4, and 1108.3, IPC 2012.] 5. Secondary scuppers are required to have the same capacity as the primary scuppers. [Initial comment: Provide the dimensions of the secondary (overflow) roof drainage. Reference: Sections 1101, 1106 and 1108, IPC 2012, and Sections 1611.1 and 1611.3, IBC 2012.] |
| 10/12/2018 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. The resubmitted COMcheck for Mechanical Compliance Certificate was corrected to show that reduced interior lighting power option was used to satisfy the requirements of Section C406, IECC 2012. Unfortunately, the COMcheck Envelope Compliance Certificate on sheets T1.6 and T1.7 has been replaced with a REScheck Compliance Certificate. Denny's is not a single-family residence; use the correct energy analysis program. [Initial comment: In the COMcheck Envelope Compliance Certificate, the high efficiency HVAC option was selected as the additional efficiency package requirement to comply with Section C406, IECC 2012. In the Interior Lighting Compliance Certificate, reduced indoor lighting power option is noted as the way to comply with the additional efficiency package requirement. The mechanical compliance certificate does not specify how the additional efficiency package requirement will be addressed. Coordinate the approach to be used to comply with Section C406, IECC 2012.] 2. Calculations not submitted. [Initial comment: Provide calculations demonstrating adequate ventilation using the current code. Reference: Section 403.2, IMC 2012.] |
| 10/19/2018 | DAN SANTA CRUZ | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | Please address the following electrical plan review comments. Also provide a written response. #1. Previous plan review comment #3, Provide Outdoor Lighting Code Compliance (OLC). See section 104 (Plan Submittal Requirements), also see lumen per acre limits in table 401.1. The revised plan sheet E2.0 does not contain enough evidence to determine that the proposed lighting will meet the requirements of the OLC. … Include in the Site Plan; (a) Size of the parcel in acres. (b) Complete inventory and locations of all the exterior lighting. (c) Shielding information. (d) Lighting area and option used (Table 401.1). (e) Total allowed and total proposed, shielded and unshielded. (f) Indicate on the plans whether a special inspection is required, see section 104.2.2, 106.2.1. (g) The luminaire schedule must correlate with the mark on the luminaire located on the building and light poles. (h) Color output temperature. #2. The following electrical plans were not included in this submittal: E0.1, E0.2, E0.3, E0.4, E0.5, E2.1, E2.2, E2.3, E2.4, E3.1, E3.3. The subsequent electrical plan review may generate additional comments due to the review not being completed because of the missing plan sheets. | 10/24/2018 | JOHN VAN WINKLE | ENGINEERING | REVIEW | Reqs Change | T18CM06111 1) Provide a complete plan set including the site plan sheet AS0.1 on the next review. The site plan sheet is needed to check conformance with the approved development package DP18-0189. 2) Show on plans that any roof drains (downspouts) scupper underneath sidewalks or pedestrian walkways. Reference City of Tucson Technical Standard (TSM) 7-01.4.1.E. coordinate placement with the development plan 3) Once the above comments and all outstanding commercial reviews are complete and a new work flow opened, an over the counter review for conformance with the development plan can be conducted John Van Winkle, P.E.
