COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has reviewed the building plans for compliance with the current unapproved version of the development package. While the building footprint is consistent with the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning cannot approve the building plans until the building plans have been approved by the PDSD Commercial Plans reviewers.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (If a copy of the DP is to be included in the Building Package it must be the approved and signed copy of the DP. Remove the unapproved version of the DP from the Building package or annotate it as "Reference only see the approved and Signed DP"

3. COMMENT: Once the plans have been reviewed and approved by the PDSD Commercial Plan Reviewers and zoning has verified consistency with the approved and signed DP, the building plans can be approved by zoning.

09/14/2018 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change Provide energy-compliance calculations for the thermal envelope of the new building (e.g. COMcheck). [Initial comment: Demonstrate energy code compliance for the building envelope using calculations based on the current code (e.g. COMcheck). Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. As a minimum, the information shall include the maximum U-factors of the fenestration components, along with the R-values of the insulation and the maximum SHGC for the fenestration. Note that Reference: Sections C101.3, C101.5, C103.2, C303, and C401.2, International Energy Conservation Code 2012.]
09/14/2018 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change The site utility improvement plan (CU1) has been omitted from the drawing set. An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, etc.). Provide a site plan showing the installation of the water service to the building and the installation of the building sewer. Reference: Sections 104.2 and 107.2.1, IBC 2012.
09/20/2018 DAN SANTA CRUZ ELECTRICAL-COMMERCIAL REVIEW Reqs Change Please address the following electrical plan review comments. Also provide a written response.
#1. As per the previous comment and response for #1a and 1b. The Wire and Conduit Schedule still shows a rectangle icon for the symbol. The feeders are all marked with encircled numbers. Also the line diagram shows a #12 in a circle for the feeder from the SES to ATS-1 and also to Switchboard SES-1. Please clarify.
#2. Response 1c. The panel schedule for DP1 could not be located on plan sheet EP601 as stated in the response.

1) Engineering has reviewed the building plans and they appear to be in conformance with the unapproved Development Package (DP). Once the DP has been approved, any outstanding commercial review comments on the building plans have been addressed and a new work flow has been opened, Engineering can conduct an over the counter review and approval.
