The Project

This is a Minor Infill Incentive District (IID) project request by Joel Mesik, WSM Architects, Inc. on behalf of the property owner, Rio Nuevo District. The Caterpillar SM&T HQ (Project) is located on the south-western corner of Cushing St and Avenida Del Convento and is 7.85 acres of vacant land. The project proposal includes a new building of approximately 150,000 square feet and a new parking structure where the top story of the parking will occur at grade level as related to Avenida Del Convento.

IID Design Review

The Project is located within the Downtown Core Subdistrict of the IID in accordance with Ordinance No. 11246 as adopted by Mayor and Council on February 18th, 2015.

The project was reviewed by Design Professional, Scott Neeley, as a Minor IID request and has satisfied the following requirements:

1. PDSD Pre-application review
2. A Neighborhood Meeting
3. PDSD staff review
4. Design Professional review and recommendation

IID Modification Requests

Per Unified Development Code Section 5.12, the following Development Standard modifications have been requested:

1. UDC Section 5.12.10.B.1 - increased building height
2. UDC Section 5.12.10.C.5 - increased distance of short term bicycle parking to entrance

PDSD Director's Decision

Pursuant to UDC Section 5.12.6.L of Ordinance No. 11246, the applicant's project is approved with no conditions.

The next steps for the project are:

1. The resubmittal of the Development Package, DP17-0142, will need to be reviewed for compliance with the IID Package. A copy of this letter must be submitted and referenced on the Development Package.
2. The submittal of the Building Package will need to be reviewed for compliance with the IID Package.
