Only a thermostatically controlled exhaust fan, EF-3, and a transfer duct are shown on sheets M1.1, M2.1, and M2.2. (EF-3 is labeled as EF-2 in the exhaust fan schedule.) Reference: Section 107.2.1, IBC 2012.
2. The architect has chosen to use ASHRAE 90.1-2010 to show compliance with the energy code. Revise the mechanical COMcheck analyses for both phase one and phase two to use ASHRAE 90.1-2012 rather than IECC 2012. Reference: Section C401.2 (1), IECC 2012; see also Section 6.2, ASHRAE 90.1-2010 for the available compliance paths.
3. Provide U-factor, SHGC, visible transmittance (VT), and air leakage ratings for the proposed fenestration that have been determined by a laboratory accredited by a nationally recognized accreditation organization such as NFRC. Reference: Section 5.8.2.1, ASHRAE 90.1-2010.

12/21/2017 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide a site drawing showing the installation of the utility services to the building. Show the material, size, route, and slope of the building sewer, the location of the connection of the building sewer to the public sewer, the material, size, and route of the water service to the building, the location, size and type of backflow preventer, and the location and size the water meter on the utility drawing. Show the location of the natural gas meter on the site utility drawing. Reference: Section 107.2.1, IBC 2012.
2. Clarify the second, un-labeled angle stop in detail 2/P3.1. Reference: Section 107.2.1, IBC.
3. Verify that the installation of a shut-off valve between the storage-type water heater and the required thermal expansion tank as shown in detail 1/P3.1 complies with the installation instructions for the thermal expansion tank. Reference: Section 303.2, IPC 2012.
4. Verify that the metering faucet specified for lavatory L-1A will be adjusted to limit the amount of water dispensed to a maximum of 0.25 gallons per cycle and that the dispensing cycle will last for at least 10-seconds. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
5. Correct the faucet specified for lavatory L-2A to deliver a maximum of 0.25 gallons per cycle, not 0.25 GPM. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson.
6. The water pressure data from Tucson Water indicates a pressure range of 85 to 92 PSI for this location. Provide a water pressure regulator conforming to ASSE 1003 or CSA B356 to limit the water pressure to 80 PSI or less. Reference: Section 604.8, IPC 2012.
7. An approved 2-way cleanout fitting is a single fitting, not a field-assembled group of individual fittings as shown in detail 7/P3.1. Reference: Sections 708.3.5 and 708.5, IPC 2012.
7. Based on the preliminary civil site plan, DP17-0285, the finished floor elevation of the new building will be 2489.0'. Verify the rim elevation of the next upstream sanitary manhole using current elevation data to determine the need for a backwater valve. (I have changed a lot since 1949 and I believe that Speedway Blvd has also.) Reference: Section 715.1, IPC 2012, as amended by the City of Tucson.
8. The horizontal roof drain conductors for the two primary and two overflow roof drains located between columns G-3 and G-5.3 are sized for 8570 square feet of roof area and will require the installation of 8" pipes if the slope is allowed to be 1/8" per foot as noted in the specifications. Reference: Table 1106.3, IPC 2012.

The 'S' occupancy does not include the second floor Parts SF (1587 SF) which changes the total 'S' to 14,000 SF. Please revise the total SF and occupant load for the 'S' occupancy.
2. Sheet T1; Index of Drawings: The index indicates Sheets A0, A2, and A8 which are not included in the drawings. Please verify.
3. Sheet T1; Index of Drawings: Sheets A2.1, A2.2, A8.1, and A8.2 are included in the drawings, but are not shown in the index. Please verify.
4. Sheet A1.0; Floor Plans: Per the IBC Section 1016.3, the exit access travel distance must be measured in horizontal and vertical paths. Please revise the travel paths that are indicated along diagonal lines.
5. Sheet A1.0; Second Floor Plan: Per the IBC Table 1016.2, the exit access travel distance for a sprinklered 'B' occupancy is 300 feet, and 250 feet for a sprinklered S-1 occupancy. Since Stair 1 leads directly to the exterior of the building and there is a door at the second level, the exit access travel distance can be measured to the second level door (as indicated), since the stair enclosure is required to be rated per the IBC Section 1009.3.1.2. Stair 2 does not lead directly to the exterior of the building, has no door at the second level, and is not enclosed, therefore indicates an exit access stairway. This stair must meet the requirements of the IBC Section 1009.3. Please verify and revise the drawings as required. The exit access travel distance must include the distance down the stairs and to the exit per the IBC Section 1009.2, which must include an exit passageway (per Section 1023), a horizontal exit (per Section 1025), or meet the requirements for exit discharge (per Section 1027).
6. Sheet A1.0; Second Floor Plan: Please review Stair 3 for requirements per the IBC Sections 1009 (Stairways), 1023 (Exit Passageways), 1025 (Horizontal Exits), and 1027 (Exit Discharge).
