COMMENT: Zoning has reviewed the building plans for compliance with the current version of the (unapproved) development package DP16-0240. While the building footprint is consistent with the current version of the DP as it relates to the zoning review purview (Use, Building footprint, Height, Building square footage, Site conditions etc) zoning cannot approve the building plans until the Commercial Plans reviewers have approved the building plans and the Development Package has been fully approved by PDSD. 2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the approved DP. 3. COMMENT: AS of this building plan review the DP had not been approved. There are remaining items that need to be addressed on the DP that deal with coverage and density on the R-2 portion of the site. Due to the density item the building plans may have to be revised in order to meet the density allowance in the R-2 zone portion. If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning. 4. COMMENT: Label the building heights on the elevations drawings in order to verify that the setbacks have been met. The heights should be labeled for the north, south, east and west elevations specifically the walls facing the property lines. 5. COMMENT: Once the plans have been reviewed and approved by the Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning.
