07/25/2017 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Sheet T1: Include ANSI A117.1-2009 as a referenced code in General Note 1.
2. Sheet T1 General Notes: Note 1 references sheet A5 for door schedule. Sheet A5 is not included in the plan set. Should this be Sheet A2?
3. Sheet T1 Sheet Index: Sheet Index references Sheet A1.0; Sheet A1.0 is not included in the plan set.
4. Sheet T1 Sheet Index: Sheet A2 is included in the plan set but is not in the Sheet Index. Please revise.
5. Sheet T1 Code Review: Occupant load indicates 24 occupants per Table 1004.1.2. This space is 1,682 sq. ft. and with a factor of 1-100 per Table 1004.1.2 this space should have an occupant load of 16.8 (17). Please provide justification for the increased occupant load. Reference IBC Table 1004.1.2 and IBC Section 1004.2.
6. Sheet T1 Life Safety Plan: Main exit door of existing lobby denotes an occupant load of 24 with a required width of 4.8". This reference should also include the occupant load from floors above. Please revise the occupant load and required width reference to this door and verify compliance.
7. Sheet T1 Life Safety Plan: Travel distance is denoted as 140' to the main lobby exit. Is there a reason this exit was used rather than the new door being installed on the East wall of the tenant space?
8. Sheet T1 East Elevation: Door and window openings indicated on the East elevation are not denoted as new or existing. Please identify accordingly.
9. Sheet T1 East Elevation and Code Review: As denoted, IIIB construction requires a 2-hour fire resistance rating for exterior load bearing walls. Please verify and illustrate compliance with IBC Section 716 Opening Protectives.
10. Sheet T1 Header Detail: Add not to detail referencing Detail 201 on Sheet S2 for additional information.
11. Sheet A2: Revise restroom details to correlate with ANSI A117.1-2009 Figures 604.3, 604.4 & 604.5.1.
12. Sheet A2 Toilet Keynotes: Keynote 14 could not be located on the plans.
13. Sheet A2 Toilet Keynotes: Keynote 14 references Detail 8/A2 which further references Detail 3/A2. Is Detail 8/A2 for the lavatories? If so, the counter shall have a height which allows the lavatories to be installed in accordance with ANSI A117.1-2009 Section 606.
14. Sheet A2 Toilet Keynotes: Keynote 16 could not be located on the plans.
15. Sheet A2 Detail 9: The toilet paper dispenser is incorrectly identified as a soap dispenser by Keynote 9.
16. Sheet A2 First Floor Plan & Sheet T1 Life Safety Plan: Sheet A2 space 104 is identified as a shell space; same space on sheet T1 is space 101 Open Office. Please clarify use and revise to provide consistency between plans.
17. Sheet A2 & T1: Sheet A2 space 101 Shell is identified on Sheet T1 as space 107 Shell. Revise to provide consistency between plans.
18. Sheet A2 & T1: Sheet A2 space 105 vestibule is identified as space 100 on Sheet T1. Revise to provide consistency between plans.
19. Sheet A2 Door Schedule: Please add door for Mechanical Room 106 to the door schedule.
20. Sheet A2 Door Schedule: Doors 102 & 103 denotes hardware type 4, privacy set. Egress doors from toilet rooms for multiple occupants shall not be lockable from the inside. Reference IBC 2902.3.5 & IPC 403.3.6.
21. Sheet A2: In Detail 1 a wall section near door 104 is identified as new structural glass wall by Keynote 6; in Detail 5 the same wall section is identified as Wall Partition 2. Clarify and revise as necessary to provide consistency.
22. Sheet A2 First Floor Plan: Space 104 occupants must access the restrooms through door 105 which has a card reader. Please confirm that these occupants have card access to this door.
23. Sheet A2 Door Schedule Notes: Please revise note to reference ANSI A117.1-2009.
24. Sheet A2 Partition Schedule: Please include partition details which includes the height of the partition(s), attachment to structure, bracing etc. Include type, size and number/spacing of fasteners to be used.

07/28/2017 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The specified instantaneous water heaters (Chronomite M-20L/208-MM) includes an ASSE 1070 listed mixing valve assembly. The Plumbing Fixture Schedule calls for an additional thermostatic mixing valve for each lavatory. Will this configuration comply with the manufacturer's installation instructions? Reference: Section 303.2, IPC 2012.
2. The minimum working pressure for the specified water closets is 25 PSI. Is adequate water pressure available for their use? Reference: Section 604.3, IPC 2012 as amended by the City of Tucson.
3. Where are the required drinking fountains located? Reference: Sections 403.5 and 410.2, IPC 2012.
07/28/2017 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Show that adequate outside air is being introduced into the vestibule as make-up air (transfer air plus outside air) for the scheduled 450 CFM of restroom exhaust. Since the transfer air cannot consist only of outside air that was required for the vestibule (10 CFM), the vestibule must be over-ventilated compared to the required minimum outside air of Table 403.3, IMC 2012.
2. Clarify the intended occupancy of the suite. The architect identifies the area served by FC1.1 and FC1.2 as office space (B) with a requirement of approximately 143 CFM of outside air but the ventilation calculations are based on retail sales which has a ventilation requirement of about 391 CFM of outside air. Reference: Section C403.2.5, IECC 2012.
