The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. Sheet A0.0 Site Plan provide a setback dimension from the proposed structure to the north & south property line.

2. Sheet A2.0 Elevations provide a height dimension from finished grade to the highest point of the wall for all elevations.

3. Per UDC Article 6.4.5.B.1 The width of the perimeter yard is the distance measured horizontally from a specified point to the face of each exterior building wall at the wall's highest point. The specified point is the property line when it is an interior property line. As no dimension from finished grade to the highest point of the exterior wall the required perimeter yard setbacks could not be verified. Based on scaling the provided elevations a dimension of 14'-0" was used to determine perimeter yard setbacks to the north and south property line. The required perimeter yard setback is 9'-4", proposed setback to the south property line is 8'-7". As the proposed setback to the north property line was not provided the requirements cannot be specified. It appears that a Design Development Options (DDO) will need to be submitted and approved prior to approval of the of the plan.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. Show compliance with R310 providing egress from the basement. The basement requires one operable emergency escape and rescue opening to the exterior.

PLUMBING PLANS:

1. Remove the gas pipe sizing reference to the UPC. Notate gas pipe sizes in compliance with, G2413.3 & Table G2413.4(1).

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Island counter tops require at least one receptacle outlet within 12" below the countertop surface, E3901.4.2 and E3901.4.3.
3. Show all receptacle outlets located at unfinished basements with ground fault circuit interrupting protection, E3902.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
