06/13/2017 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Sheet G-101; Code and Data Summary: Reference is made to the 2009 International Energy Conservation Code. Please revise to the 2012 edition. The energy code review, including the building envelope, will be performed in the mechanical review. 2. Sheet G-101; Code and Data Summary (Height and Area Limitations): Per the IBC Section 506.3, the allowable square footage per floor is (3 x 23,000) + 23,000 = 92,000 square feet using the automatic sprinkler system increase. Please revise the drawing. 3. Sheet G-101; Code and Data Summary (Plumbing Fixture Count): Per the IBC Section 2902.1.1 and Table 2902.1, the number of male occupants is 30 (or 29) and the number of female occupants is 29 (or 30). The table requires one water closet per 25 occupants for each sex for the first 50, therefore 30/25 = 1.2 male (round up to 2) and 29/25 = 1.16 female (round up to 2). Therefore, two water closets for each sex (four total) are required. Please revise the calculation and the drawings. 4. Sheet G-101 (Code Plan); Sheet A-101 (Floor Plan): The code plan indicates an exit door in the northwest area of the exterior wall. The floor plan indicates door 106A at the corridor leading to the exit door location. The door schedule on Sheet A-600 indicates a card reader is required at this door. Per the IBC Section 1014.2, an exit access shall not pass through a room that can be locked. Please verify and revise the drawing. 5. Sheet G-101; Code and Data Summary (Occupant Load): The IBC Table 1004.1.2 indicates 100 square feet per occupant gross. The occupant load of 59 is determined from the 5923 usable square feet. Please revise the occupant load based on the 6262 gross square feet. 6.
