The “interstitial floor” is not a mezzanine and therefore it is a story per definition in 2012 IBC Section 202. Per building area modifications calculations, the maximum allowable area for each story is 109,250 SF. See calculations on returned drawing set. Ref. 2012 IBC 506.1 through 506.3. Note in Code Summary on sheet G0.2 that this building will be “non-separated occupancies”. Ref. 2012 IBC 508.3. On plans 1/G1.1 and 1/G1.3 the large offices 1-15 (1st floor) and 1-19 (2nd business floor) all have only 1 exit door. Per occupancy calculation based on IBC Table 1004.1.2 each of these rooms has an occupancy load greater than 49 and therefore require a 2nd means of egress. Ref. 2012 IBC Table 1004.1.2 and Table 1015.1. However, these plans show systems furniture in these rooms which limit the occupancy to less than 50. If Raytheon intends to set up these offices as shown submit a letter from Raytheon indicating that the occupancy for each of these offices will not exceed 49. Ref. 2012 IBC 1004.1.2, exception. On sheet G2.2, the 2-hour fire-rating of shaft wall assembly “U” appears to be compromised at the steel beam unless proof is submitted that beam will provide a 2-hour fire separation. Ref. 2012 IBC 107.2.1. On exterior wall sections, sheet A3.31, the wall insulation is indicated to be R-13 batt (cavity) insulation and R-5.6. Prescriptively, insulation for mass walls must be minimum R-6.5 continuous insulation per 2012 IECC Table C402.2 to minimize energy transfer through steel studs. Either revise insulation to comply with minimum prescriptive requirements or submit a building envelope COMcheck for envelope systems shown in plans. On office plan 1/A4.1 show a 4’-0” minimum clear dimension from door leading edge to wall in vestibule. Ref. ICC/ANSI A117.1-2009 Fig. 404.2.5. On sheet A5.20, the 2-hour fire-rating of shaft wall assembly appears to be compromised at the steel beam unless proof is submitted that beam will provide a 2-hour fire separation. Ref. 2012 IBC 107.2.1 Submit a door hardware schedule so that egress doors can be checked. Ref. 2012 IBC 107.2.1. On sheet A6.01 add a boxed note at the door and storefront types “Fixed fenestration shall have a maximum U-value of 0.50, operable fenestrations shall have a maximum U-value of 0.65 and glazed entrance doors shall have a maximum U-value of 0.83. All glazed fenestration shall have a maximum SHGC of 0.25, and opaque swing doors shall have a maximum U-value of 0.61.” Ref. 2012 IECC Tables C402.2 and 403.3. As an alternative to these values, submit a building envelope COMcheck. Ensure that values in the specifications match what is shown on the drawings. On curtain wall elevations, sheet A6.10, indicate which panels are to be safety glazed. Ref. 2012 IBC 2406. The lobby front desk elevations on sheet A7.31 indicate two accessible counters 24” long. Per ICC/ANSI A117.1-2009 904.3.1 at least one accessible portion of counter shall be 36” long. |
