1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Per Tentative Plat S11-044 Sheet 8 the Long term bicycle parking is to be provided within the building. Demonstrate on the plan how this requirement is met.

3. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.

01/24/2017 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide third-party listing and material standards for all plumbing fixtures being provided by others. Include all proposed fixtures in the Plumbing Fixture Schedule on sheet P1.1. Reference: Sections 303.4 and 402, IPC 2012 and Section 107.2.1, IBC 2012.
2. Clarify why the bagging area sinks (detail 01/P4.1) are to be indirectly wasted. Reference: Section 301.3, IPC 2012.
3. Provide calculations showing how the water supply piping has been sized. Note: according to the Tucson Water data base, the water pressure range for this building will be 33.3 to 40.3 PSI. Reference: Sections 604.1 and 604.3, IPC 2012.
4. Provide backflow protection for the ¾" male connector shown in detail 01/P4.1. Reference: Section 608.15, IPC 2012.
5. Coordinate the size of the fixture drain shown in detail 06/P4.1 with the sanitary piping riser 02/P4.1. Reference: section 107.2.1, IBC 2012.
6. Revise the configuration of the natural gas sediment trap, as shown in details 12/M3.2 and 13/ M3.2, to comply with the requirements of Section 408.4, IFGC 2012 (i.e. the sediment trap is to be located downstream of the appliance shutoff valve, as close to the appliance as possible).
7. Show the route for the water heater flue and combustion air intake. Clarify how they relate to the roof access ladder and how the required offsets comply with the manufacturer's installation instructions. Reference: Section 503.2.3, IFGC 2012.
01/25/2017 ROBERT SHERRY WATER REVIEW Reqs Change 1. Verify the size of the water meter serving this suite. The private utility plan (activity T16CM0863) proposed the installation of a 2" meter and a 2-1/2" reduced pressure backflow prevention assembly located outside of the building near column M-4.6. (Note: it would be helpful if you used the same column numbering system as the architect.) Reference: Section 107.2.1, IBC 2012.
2. Reduced pressure backflow prevention assemblies are required to be installed in locations accessible to Tucson Water (i.e. outside of the building). Reference: Chapter XXVII, Article V, Section 27-72, the Tucson Code, http://www.tucsonaz.gov/files/water/docs/backflow-ordinance.pdf
01/26/2017 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. The portion of the building shell being modified in this activity does not appear to have been conditioned. Section C101.4.5, IECC 2012 requires the space to be brought into full compliance with the current energy code as new construction. Provide energy code compliance calculations (e.g. COMcheck) for the building envelope, the mechanical systems, and the interior lighting; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012.
2. Show how one of the "Additional Efficiency Package Options" (C406, IECC 2012) is to be accomplished. Reference: Section C401.2, IECC 2012.
3. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.
