T16CM07611 - PLAN REVIEW COMMENTS Reviewer: Christopher Anderson, October 26, 2016 BUILDING – COMMERCIAL On 3/A2.0 Window Elevation, change .70 U-Value to “maximum .50 U-Value” and .35 SHGC to “0.25 SHGC.” Ref. IECC Table C402.3 and COMcheck. On sheet A2.0 Door Schedule, a deadbolt for door 01 can only be provided for this main exterior door in conjunction with “a readily visible durable sign posted on the egress side on or adjacent to the door stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED.” Ref. IBC 1008.1.9.3 (2.2). On sheet A2.0 Door Schedule, a deadbolt is not permitted. Ref. IBC 1008.1.9 and 1008.1.9.4. On sheets A3.0 - A3.3, keynote 32 refers to pine planks on ½” plywood interior wall finish. However IBC 803.9 requires Class C interior wall finishes for nonsprinklered A-2 occupancies. Per 803.1.1 Class C finishes shall have a flame spread index 76-200, and a smoke-developed index of 0-450. Provide proof that the specified finish complies or that the materials have been tested in accordance with NFPA 286 (exception to 803.1.1). On sheet S2.1, the new 712 lb kitchen exhaust fan is not shown on the Roof Framing Plan nor are the existing roof rafters evaluated in the structural calculations for adequacy to carry the new load. |
