In response to the revised envelope COMcheck per previous comment 1, a continuous R-3.0 is shown for both the metal and built-up roof systems; however keynotes A31 and A59 do not indicate that there is continuous rigid insulation on the roof deck beneath the finish materials. Either revise notes on the drawings or revise the COMcheck.
In response to the revised envelope COMcheck per previous comment 1, storefronts and windows shall have thermally broken metal frames. Either revise the COMcheck to show non-thermally broken frames or revise the window note on sheet A603. Kawneer 451 is a non-thermally broken frame. Change to 451T, and make this change in the specifications, if any.
In response to the revised envelope COMcheck per previous comment 1, furred walls for concrete block assembly have an R-value of 22. This is verified by keynote A67 on sheets A103.1 and A103.2. How will you install insulation with R-22 value in a 2 ½” stud wall?
In response to the revised Code Analysis per previous comment 2, a note regarding drinking fountain for the Gastro Center says “Could be a point of use water dispenser by C.O.T.” If you use a point of use dispenser a permanent supply of potable water must be provided to the dispenser and the dispenser location must be located on the plans, per COT Policy 2008-21 (E). Show location on architectural plan and water piping/detail on plumbing plan.
Per previous comment 15, you have revised the elevation but not provided lintel information requested for the new window openings in the existing ?masonry? exterior wall at the NE end of the building. The sealed drawings must indicate all new lintels in existing exterior masonry and frame walls. New or expanded openings in masonry bearing walls must have structural calculation. The demolition plan must indicate by dashed line, keynote or note where wall is removed for new window and door openings.
Per previous comment 17 provide structural calculations, with a framing plan and details reviewed or provided by the structural engineer of record for the large ceiling structure above the two reception areas.
Per previous comment 19 the exterior wall sections on sheet A301 have not been developed into construction drawings. Materials pass through and by other materials without respect to how they actually will interface; and the sections lack sufficient detail, notation, instructions, etc. for a contractor to build. As such they (including the revised sections) are unacceptable. Per previous comment 18, “provide exterior wall sections keyed to building sections on sheets A301 that accurately show how walls and roofs are constructed from bottom of foundation to top of roof, insulation, how finish systems and their components are applied and how the envelope is to be made weatherproof. Wall sections and details should be taken through each different exterior wall type and roof assembly with sufficient notation for plans reviewer and contractor to clearly understand intent.” Keying to enlarged details elsewhere is fine where more refinement and information is required than can be shown on the wall sections; however the ¾” wall sections must show compatibility and similarity to the enlarged details. The submitted sections do not.
In response to previous comment 21 you have located the roof hatch on the reflected ceiling and roof plans. However, the hatch is located less than 10’ from roof edges. Per IBC 1009.16.2 guards must be provided, installed in accordance with Section 1013. The building sections indicate tall parapets in this location which could act as guards; and 1013.3 requires guard height to be 42-inches minimum. Provide vertical dimensions for the parapets on 2 & 4/A301.
In response to previous comment 22 you have modified detail 3. Please add a note for the required moisture barrier per IBC 1404.2 and revise keynote 10 to say “Stucco weep screed shall be provided at or below the foundation plate line, and a minimum of 4” above ground surface and 2” above paved surface.”
