10/19/2016 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.
2. Coordinate the description of the chillers used in the Mechanical Compliance Certificate with the scheduled equipment.
3. Revise the energy code analysis for the building envelope (sheet G2.2) coordinating the building components used in the analysis with those shown on the drawing. Not all of the insulation is continuous - part of it is cavity insulation. Reference: Section C303.1, IECC 2012, as amended by the City of Tucson.
4. Provide documentation for the windows noted in the Envelope Compliance Certificate for which NFRC-certified Solar Heat Gain Coefficients and U-factors have not been shown. Reference: Section C303.1.3, IEC 2012.
5. As noted in the COMcheck Envelope Compliance Certificate, the reduced indoor lighting power option was selected as the additional efficiency package requirement to comply with Section C406, IECC 2012. The lighting plans however do not show compliance with the requirements of Section C406, IECC 2012. Reference: Section C401.2, IECC 2012.
6. Provide notes on the drawings indicating what provisions have been made for commissioning the mechanical building systems per Section C408.2, IECC 2012.
7. The City of Tucson did not adopt ASHRAE Standard 62.1 for ventilation calculations and the 2012 IMC only references the ASHRAE Standard for the purpose of calculating the system ventilation efficiency (Ev). Provide calculations based on the 2012 IMC for areas not covered by ASHRAE Standard 170.
8. An incomplete set of drawings has been posted; provide a complete set of drawings for the completion of this review. Reference: Section 107.2.1, IBC 2012.
11/01/2016 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Lined water heaters with a heat input of 200,000 BTU per hour or more, an operating water temperature of 210ยบ F or greater, or a nominal water containing capacity of 120 gallons or more are required to comply with the rules contained in Article 4 (Arizona Boilers and Lined Hot Water Heaters) of the Arizona Administrative Code. http://www.azsos.gov/public_services/Title_20/20-05.htm#ARTICLE_4.
2. Provide waste and vent isometrics for the aboveground work. Reference: Section 107.2.1, IBC 2012.
3. Provide third-party listing and material standards for all plumbing fixtures being provided by others. Reference: Sections 303.4 and 402, IPC 2012.
4. Provide an automatic faucet for the public lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the automatic faucet will operate for a minimum time of 10-seconds. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-03.
5. Revise the water heater detail, 68/P6.1, to relocate the thermal expansion tank to the cold water supply to the water heaters (it is currently shown connected to the natural gas piping). No shut-off valves are to be located between the expansion tank and the water heaters. Provide the size of the thermal expansion tank. Reference: Sections 303.2 and 607.3, IPC 2012.
6. Provide the operating parameters for the hot water recirculating pumps and the method of controlling the recirculation system. Reference: Section 607.2, IPC 2012 and Section C404.6, IECC 2012.
7. Provide a cleanout at the base of each vertical rainwater conductor. Reference: Sections 708.3.4 and 1101.8, IPC 2012.
8. The roof drain leaders are shown dropping down below the ground floor of the building but their routes to the outside of the building are not shown on the underground reference drawings. Show their routes and termination points. Condensate drains for mechanical equipment may not terminate over roof drains unless the roof drain terminates at or below grade in an area capable of absorbing the condensate flow without surface drainage. Reference: Section 107.2.1, IBC 2012 and Section 307.2.1, IMC 2012, as amended by the City of Tucson.
9. The horizontal roof drain and overflow leaders located along column line 1 and along column line A on the second level of Area A are under-sized unless their slopes are greater than 1/8" per foot. Reference: Section 1106.3, IPC 2012.
10. Show the locations of the riser, service, and zone valves for the O2 and MA piping systems. Reference: Section 5.1.4, NFPA 99-2015.
11. Clarify the O2 piping layout in area B on the second level. What is the source of the O2? Reference: Section 107.2.1, IBC 2012.
11/01/2016 DAN SANTA CRUZ ELECTRICAL-COMMERCIAL REVIEW Reqs Change PLEASE ADDRESS THE FOLLOWING ELECTRICAL PLAN REVIEW COMMENTS. ALSO PROVIDE A WRITTEN RESPONSE.
#1 Provide complete compliance with the TUCSON/PIMA COUNTY OUTDOOR LIGHTING CODE. Can be downloaded from www.tucsonaz.gov/pdsd.
#2. PLEASE PROVIDE FOR A SELECTIVE COORDINATION FOR THE CIRCUIT PATHS REQUIRED TO BE SELECTIVELY COORDINATED PER NEC ARTICLES 517,620, 700, 701, 708. PROVIDE A STATEMENT CLEARLY STATING THAT SELECTIVE COORDINATION HAS BEEN ACHIEVED, AND APPROVED BY THE ENGINEER OF RECORD, PRIOR TO FINALIZATION OF THIS PROJECT.
#3. Show the location of the 150KVA generator, identify all the distribution panels, load centers, and transformers on the electrical floor plans or in the electric rooms.
#4. Ref: Plan sheets E5.1, E5.2, and E7.1.1 thru E7.3.3.
(a) There is no panel schedule for 'MPDP-1'. Also verify the correct voltage, OCPD's, and primary and secondary feeder sizes for the 112.5 KVA transformer, they also do not seem to correlate with each other.
(b) There are no panel schedules for the 'HM' panels and panel'LPE3C' shown on the one line diagram for MSB-1.
(c) Plan sheet E7.1.4 and E5.2. Please review the load calcs for distribution panel 'HELV' on 'MSB-2' and verify the load calcs and OCPD's are adequate. The load calc shown on the panel schedule for elevators shows 160 amps, yet per the panel schedule, the panel "Mains Rating" is 100 amps? The One Line Diagram shows the panel rated at 200 amps, and the feeders for the panel are rated 200 amps, except the feeder and OCPD from the Diesel Generator rated at only 100 amps? There are several other panel schedules that have "Mains Rating" listed under "Mains Type". Not sure if this is a typo since the other panel schedules have "BUS RATING".
(d) Panel 'LPE2C' is duplicated on Plan sheets E7.3.1 and E7.2.2.

#5. Ref: Plan sheets E2.1.A, E2.1.B. The Call- Outs to reference details or enlarged plans are not legible due to overlapping of lettering.
#6. Due to the deficiency of information for certain electrical equipment, (such as the identification of the transformers on the floor plans) additional comments may be generated at the subsequent review.
