04/22/2016 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, site lighting, or electrical service to the building). Include a copy of the civil utilities plan in the drawing set for the shell building. [Initial comment: Provide the civil site plans that show the size and route of the building sewer from the building to the junction with the private sewer collection system. Reference: Section 107.2.1, IBC 2012.]
2. The revised plumbing sheet now shows the size and slope of the horizontal storm drainage piping but not the size of the vertical conductors or the termination of the secondary roof drains. See Table 1106.3, IPC 2012 to determine the size of the horizontal storm drainage piping and Table 1106.2, IPC 2012 to determine the size of the vertical conductors. Refer to the initial comment for the termination of the secondary roof drains. [Initial comment: Show the size, slopes, routing, and termination points for the roof drain and overflow roof drain leaders. Five 4" primary roof drains are shown on the architectural roof plan but the plumbing plan shows three 12" storm drains. None of the other drawings show how they are connected in the building or how they are to be extended to the site storm drain. Five 4" secondary roof drains are also shown on the architectural roof plan but no information regarding the size, route or termination points of their drain leaders are shown. The secondary roof drains shall not terminate below grade but must discharge above grade in a location that is visible to the building occupants or maintenance personnel. Reference: Sections 1106 and 1108, IPC 2012.]
04/22/2016 ROBERT SHERRY WATER REVIEW Reqs Change An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, site lighting, or electrical service to the building). Include a copy of the civil utilities plan in the drawing set for the shell building. [Initial comment: Provide the civil site plans that show the location and size of the water service meter, the reduced pressure backflow preventer, and the size and route of the water service pipe to the building. Reference: Section 107.2.1, IBC 2012.]
04/25/2016 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Comment not addressed. [Initial comment: Show that the proposed HVAC system meets the requirements of Sections C403.2, C403.3. Reference: Section C303.1, International Energy Conservation Code 2012.]
2. Comment not addressed. [Initial comment: Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.]
3. Comment not addressed. [Initial comment: Verify that the installer setup menu for the specified programmable thermostat includes off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. Reference: Section C403.2.4, IECC 2012.]
4. Comment not addressed. [Initial comment: Verify that the hot gas bypass feature of the specified rooftop units complies with the requirements of Section C403.4.7, IECC 2012.]
5. Comment not addressed. [Initial comment: Show the size, routing, and termination of the condensate drains for the rooftop units. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson.]
