This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL PLANS: 1. Show the storage building beam size with appropriate load carrying capacity, R301.1. Keynote #23 sheet S2 shows a 2x6 installed as a beam rather than a ridge board that would require additional structural supports. Show roof structural members with rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3" to 12", R802.3. ELECTRICAL PLANS: 1. Clarify the electrical riser diagram showing an overhead feeder to a garage, E3403. The site does not show a garage or this feeder. Show a wiring method for conductors running between buildings in compliance with E3802 or E3803. 2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. Panel B shows #12 gauge wire with over sized breakers exceeding 20AMP. 3. Show all receptacle outlets located in a garage (craft room with vehicle door) with ground fault circuit interrupting protection, E3902.
