COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1).

This site is located in the NR-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

Neighborhood Preservation Zone (NPZ), Jefferson Park, review and approval is required prior to approval of the plans.

Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure. (UDC Section 6.3.3.C). Proposed ramada building height as measured per UDC Section 6.4.4 is 14'-2"

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

Based on a wall height of 13'-0" the required perimeter yard setback from the ramada to the east property line is 8'-8", proposed perimeter yard setback is 4'-0".

Based on a wall height of 8'-2" the required perimeter yard setback from the Shed #2 building to the North property line is 6'-0", proposed perimeter yard setback is 2'-0".

Based on a wall height of 11'-0" the required perimeter yard setback from the Shed #2 building to the East property line is 7'-4", proposed perimeter yard setback is 4'-0".
