COMMENTS:

01. Zoning has reviewed the building plans for the Interior T.I and outside work for compliance with the DP. While the building plans appear to be in substantial compliance with the unapproved DP zoning cannot approve the building plans at this time.

02. As of this building plan review the DP site plan has not been re-submitted for review. Zoning could not review and verify that the building plans were in compliance with the DP.

03. In my conversation and meeting with Mario Chavez, the long term bicycle parking facility was to be provided in the mezzanine area. The building floor plans must include the area proposed for the bicycle parking. Include a dimensioned detail drawing of the area proposed for the long term bicycle parking facility and type of hangers to be used.

04. Zoning is willing to review the building plans over the counter once all the plans reviewers have approved the building plans, zoning comments are addressed and the DP is approved.

07/15/2015 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. The installation information with the listing information for exterior installation was not included with the submittal. [Initial comment: Provide the manufacturer's installation information that shows the proposed smokers are listed and labeled for the proposed exterior installation with no hood. Show that the penetration of the exterior wall maintains the required clearances to combustibles. Reference: Section 301.7, IMC 2012.]
2. The new exhaust design for the smokers has the grease ducts located safely outside of the building but the mechanical mezzanine plan still shows two hood exhaust fans that are no longer needed. [Initial comment: The proposed 18" diameter exhaust ducts for the proposed smokers will be conveying smoke and grease-laden air. Provide details for the duct showing how the ducts will be constructed, maintained and supported. Show how the building will be protected from a grease fire in the ducts. Reference: Section 506, IMC 2012.]
3. Clarify how the gas vents for the two smokers (located at least 8-feet from a vertical wall) are to be terminated. Reference: Section 503.6.4, IFGC 2012.
07/15/2015 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Comment not resolved. Limiting the total occupancy to eliminate the requirement for a family restroom will require justification and an appeal to the building official. [Initial comment: Correct the plumbing calculations on sheet A0.0: 2.33 water closets for males and 2.33 water closets for females is to be rounded up to 3 water closets for each sex. With a total requirement of 6 water closets, a family restroom is required in an assembly occupancy. Reference: Footnote (a), Table 2902.1 and Section 1109.2.1, IBC 2012]
2. Provide a direct drain connection for the mop sink, K21. [Initial comment: The existing 2" horizontal branch of the building drain that serves the two floor drains in the kitchen is shown being connected to the new grease waste. Clarify how the continuation of the 2" branch beyond the new connection point (i.e. west of the new connection) is to be taken out of service and show how the existing 3" building drain will be provided with a 3" cleanout. Reference: Section 107.2.1, IBC 2012 and Section 708.7, IPC 2012.]
