1. The assembly portion of the total building is less than 10% of the total building size, it is therefore an incidental use to the primary building use of "B". Please change the building occupancy use to "B" only: 2012 IBC, section 509.3.
2. The previous use of this building on the north side was a 23,280 s.f. restaurant as per the Certificate of Occupancy issue in 1997. The plans submitted changes this use from an A2 to a "B" and is subject to 2012 IBC code compliances and to possible additional impact fees
a. Your total building size is more than allowed for a "B" occupancy, VB building type of construction. Even though allowed by the zoing Pad 2 for size, you must still show how the overall size of 34,200 s.f. is allowed by the 2012 IBC, Table 503, Section 504.2, 506.3 and 506.3.
b. If the above 2012 IBC allowances do not provide compliance, try justification through the 2012 IEBC, Section 1012.5.2.
3. Please provide a more detailed square footage break down showing, first floor, second floor, basement and total square footage.
4. On the exiting plan, why is the pair of exterior doors shown in room 207 not utilized as a exit egress?
a. Reevaluate exiting occupancy loads exiting to widths of exits provided.

2. Verify that the specified lavatory faucets for P1 can be set to dispense a maximum of 0.25 gallons per metering cycle. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson.

(This requirement applies only to the new heating and cooling equipment intended to provide for human comfort, not equipment cooling.) 2. Notes on sheet 15.1 state that for what appears to be for rooms 170, 189, and 190, "Exist supply and return to remain as is." To what A/C units do these notes apply and how is the balancer to verify that the areas obtain the required amount of outside air?

2. The building plans cannot be approved until the revision to development package, DP15-0036, has been approved.

3. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.
