PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

1. Renumber sheets with same number, but with different information: A1.1, A1.2, A2.1, A2.2, A3.1 and A3.2.
2. All engineers and architects involved in the design of the structure are to seal all related sheets of plans

FLOOR PLANS:

1. Exterior walls with a fire separation distance less than 3-foot must have not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 16-1.3. Update the east garage wall.
2. Roof projections may not extend to a point closer than 2 feet from the property line. Provide notation for compliance with R302.1 (City of Tucson Amended) by removing the roof overhang at the garage east wall line.
3. Show one-hour fire-resistive rating for replaced windows located in the fire separation distance in compliance with R302.1 (City of Tucson Amended). Consider upgrading windows L & M.
4. Designate windows with tempered glass within 24" of doorways, R308.4. Update windows C and H.

STRUCTURAL PLANS:

1. Identify the beam over the kitchen/dining room opening, R301.1.3. Update sheet S2.1.

SECTIONS - DETAILS:

1. Provide keynote information for sheet A2.1 - A2.2, R106.1.1.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R-value.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air.
2. Provide an equipment specification list including the AC tonnage capacity on the plans consistent with the submitted calculations, M1302.1.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2. .
2. Show the sub- panels on the electrical riser diagram, E3403.
3. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12.
4. Provide a service panel clear working space of 30"wide x 36"deep on the property, E3405.2. Update the panel location on sheet #A0.1 and E-1.
5. Show overcurrent protection not exceeding the allowable conductor ampacity, E3705. Revise the breaker or wire size shown for the feeder circuits shown on the Main Panel Schedule.
6. Show all garage 120 volt receptacle outlets 15 & 20 AMP with GFCI protection, E3902.2. Include the ceiling receptacle, E3902.2.
7. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
8. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.

10/27/2015 KEN BROUILLETTE FIRE REVIEW Reqs Change The addition of the covered porch creates one building in excess of 3600 sq. ft. The fire code indicates a commercial fire flow requirement of 1750 GPM @ 20psi. A flow test must be performed by a licensed fire protection contractor. If the flow test cannot meet the requirements, fire sprinklers must be installed. Or, do not install the porch connecting the buildings.
