TRANSMITTAL: April 2, 2015 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. Provide a plot plan the meets the requirements for a plot plan as per the instruction and model provided. This site is in the HR-2 Zone (UDC 4.7.9). Historic review is required (UDC Sections 3.3.7 and 5.8.5). (This project needs to be scheduled for historic review.) This site is located in the HR-2 Multi-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6, .9 & .10. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The height of the proposed garage is fourteen (14) feet, nine (9) inches facing the north property line. The required setback to the north property line (alley) is nine (9) feet, ten (10) inches. The proposed setback to the garage is two (2) feet. The height of the garage facing the east property line is eleven (11) feet. The required setback is seven (7) feet, four (4) inches. The proposed setback is two (2) feet to the east property line. The proposed covered patio addition to the east side of the main house is also eleven (11) feet high. The required setback is seven (7) feet, four (4) inches. The proposed setback to the east property line is five (5) feet. |
