04/13/2015 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. SHEET T0.0; ALLOWABLE HEIGHT AND BUILDING AREA: THE ALLOWABLE BUILDING HEIGHT LISTED (2 STORIES, 55') AND THE ALLOWABLE AREA (9500 SF) ARE ASSOCIATED WITH THE TYPE IIIB CONSTRUCTION IN TABLE 503. PLEASE REVISE THESE VALUES FOR THE VB CONSTRUCTION. 2. SHEET T0.0; ALLOWABLE HEIGHT AND BUILDING AREA: IT IS NOTED THE ALLOWABLE AREA CAN BE INCREASED BY A FACTOR OF 2 PER SECTION 506.3. THAT SECTION ALLOWS AN ADDITIONAL 300% FOR BUILDINGS WITH ONE STORY, AND THIS CAN BE ADDED TO THE ACTUAL SF. PLEASE REVISE ON THE DRAWINGS. 3. SHEET T0.0; EXIT ACCESS TRAVEL DISTANCE: THE PERMITTED EXIT ACCESS TRAVEL DISTANCE IS LISTED AS 300'. PLEASE VERIFY THIS NUMBER WITH TABLE 1016.2 FOR AN 'A' OCCUPANCY. 4. SHEET A2.0; FLOOR PLAN: INDICATE ON THE DRAWING THE NUMBER OF REQUIRED ACCESSIBLE SEATS AND THEIR LOCATION ON THE PLAN PER THE IBC SECTION 1109.11. 5. SHEET A2.0; WALL TYPES: PROVIDE A BRACING DETAIL FOR THE INTERIOR PARTITIONS TO RESIST THE HORIZONTAL LOAD DESCRIBED IN SECTION 1607.14. INCLUDE THE BRACING SIZE, SPACING, AND CONNECTIONS (SIZE AND QUANTITY) TO THE TOP OF THE PARTITION WALL AND TO THE STRUCTURE ABOVE. 6. SHEET A2.1; ENLARGED BATHROOM PLAN: PER THE ICC/ANSI FIGURE 305.7(a), THE CLEAR SPACE FOR THE MEN'S URINAL BETWEEN THE SCREENS MUST BE A MINIMUM OF 36" WIDTH FOR THE FORWARD APPROACH IF THE DEPTH OF THE STALL IS GREATER THAN 24". IT DOES NOT APPEAR THAT REQUIREMENT IS MET. PLEASE VERIFY. 7. SHEET A2.1; KEY NOTES: NOTE 2 WAS NOT LOCATED ON THIS SHEET. PLEASE VERIFY. 8. 04/17/2015 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Revise the font size used on the drawings to a minimum of 3/32-inch (see the building plumbing plan on sheet P1.1). Reference: Section 107.2.1, IBC 2012. 2. The submitted water pressure calculations do not support the size of water service piping to the building. A flow of 80 GPM will exceed a velocity of 8 FPS in a 2" pipe other than Schedule 40 PVC. Velocities greater than 8 FPS are not recommended by the pipe manufacturers for copper, PEX, CPVC, and PVC. Reference: Sections 303.2, 604.1, and 604.3, IPC 2012. 3. Revise the Hot & Cold Water Schematic to show the hot water return for the recirculating hot water system connecting to the cold water inlet of the water heater (see also detail 1/P2.1). Reference: Section 607.2.2, IPC 2012. 4. The backflow prevention assembly (Watts 007M3QT) called out for the bubble wall is a double check valve assembly, not a reduced pressure backflow assembly. Reference: Section 608.13.2, IPC 2012. 5. Clarify the route of the vent for the hub drain serving the Costa Vida bubble wall; the top of the wall is only 4-feet above the finished floor. Reference: Section 107.2.1, IBC 2012. 6. Clarify how the natural gas pipe sizes were determined. Using Table 402.4 (2), IFGC 2012, the common gas pipe running upstream from where the branch serving both the tortilla griddle and the appliances under kitchen hood #2 takes off should be 2-1/2" (813 to 1101 CFH at 250-feet). Reference: Section 402.3, IFGC 2012. |
04/17/2015 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | Tucson Water limits a 1-1/2" meter to a maximum demand of 75 GPM. Provide a letter from Tucson Water confirming that the use of a 1-1/2" water meter will be allowed for this project. |

04/20/2015 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Verify that the materials used to modify the storefront at the east entry door meet the U-value and solar heat gain factor requirements of the 2012 IECC. Reference: Section C303.1.3, IECC 2012. 2. Kitchen hoods KH-3 and KH-4 are specified as Type II hoods but are located over a griddle (medium-duty appliance). Provide Type I hoods for these locations. Reference: Section 507.2.1, IMC 2012. 3. Revise the wall finish behind kitchen hood KH-2 to provide a smooth, cleanable, non-absorbent, and non-combustible surface that complies with Section 507.9, IMC 2012 with regard to material installed between the hood and the wall, and extending 18" beyond the hood. 4. Verify that the demising wall located adjacent to kitchen hoods KH-1 and KH-4 does not have combustible supports. Reference: Section 507.9, IMC 2012. 5. Evaporative cooling systems (e.g. MAU-1) that do not include water recycling or reuse systems are prohibited by the Arizona Revised Statues, ARS 45-313. |
