This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. 2. Show compliance with the Pool Barrier requirement by including a pool alarm system for doors and windows open to the pool, or show a continuous barrier around the pool, 2012 IRC Appendix G. STRUCTURAL PLANS: 1. Provide a complete roof framing plan with I-joist sizes with appropriate load carrying capacity, R301.1. 2. Show a beam size with appropriate load carrying capacity, R301.1 & R502.1.7. The floor and roof GLB sizes are undersized. 3. Provide a complete braced wall design with R602.10 compliance, include the Master Study walls, or provide an engineer's calculation, design and seal. SECTIONS - DETAILS: 1. Clarify keynote #16/a3 for unvented roof cavity space, R806. Include the layer of spray-form insulation, or note per sheet #a1. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. MECHANICAL PLANS: 1. Gas fired water heaters located in a bedroom or bathroom requires a sealed enclosure, M2005.2. 2. Show combustion air compliance for the water heater, G2407.5 or G2407.6. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. 2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm on each side of the bedroom doors in the immediate vicinity. 3. Show a smoke alarm on each story of the dwelling, R314.3.3 4. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 5. Revise the electrical riser diagram, E3403. Notate the feeder size and circuit protection for the 100 AMP sub-panel, E3607.3. 6. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 7. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
