The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. 2. Zoning has reviewed the building plans and it appears that they comply with development package DP14-0145. Zoning will not approve until all PDSD review agencies have approved the foundation plan. 3. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Additional comments may be forthcoming. PLEASE VERIFY. 2. PREVIOUS COMMENT 11: WITH THE INCLUSION OF THE POOL LOADS IN THE STRUCTURAL CALCULATIONS, HAVE THE LATERAL (SEISMIC) CALCULATIONS INCLUDED THAT LOADING? PLEASE VERIFY. 3. PREVIOUS COMMENT 13A: WE AGREE THAT THE ACTUAL TOTAL SF OF THE FIRST FLOOR MEZZANINE FALLS UNDER THE ALLOWABLE SF PER THE IBC SECTION 505.2.1. HOWEVER, THE IBC SECTION 505.2.3 , EXCEPTION 2, CONCERNING THE OPENNESS, IS QUESTIONABLE AS TO WHETHER THOSE CRITERIA ARE MET. THE UNITS IN THE NORTH AREA (UNITS M01 THROUGH M05) MEET THE OPENNESS CRITERIA BY HAVING TWO MEANS OF EGRESS, ONE OF WHICH PROVIDES DIRECT ACCESS TO AN EXIT FROM THE MEZZANINE LEVEL. THE UNITS ON THE EAST SIDE (UNITS 001 THROUGH 003) ALL HAVE ONLY ONE MEANS OF EGRESS FROM THE MEZZANINE LEVEL AND THUS DO NOT QUALITY THAT LEVEL FOR EXCEPTION 2 OF THE OPENNESS REQUIREMENT. The sub-level 2 garage however is noted as being 3'-8" below the first floor and has area drains that ultimately discharge to the sanitary sewer system. Clarify how this is to be resolved. [Initial comment: According to the civil plans, the rim elevation of the next upstream sanitary manhole is 2421.8'and some areas of the first floor may be lower than or less than 12" above the manhole rim elevation. Provide a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson. Verify that no fixtures located on floor levels above the first floor discharge through the backwater valve.] |
