Review Type: Building Plans for a Self Storage - Warehouse with office component

Zoning has reviewed the building plans for compliance with current Development Package. While the building plans are in substantial compliance with the current DP zoning cannot sign off on the building plans as it relates to the zoning review purview until the DP is fully approved by all plans reviewers. Zoning will re-review the building plans on the next submittal and sign off on the building plans if all the building plans reviewers have approved the plans and the DP is approved by all remaining plans reviewers.

07/03/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide plans sealed by an Arizona Registrant. Reference: Arizona Revised Statutes 32-125, Board of Technical Registration Rules R4-30-304.
2. Provide the minimum plumbing facilities (e.g. drinking fountain) required by Table 2902.1 and Section 2902.2, IBC 2012, for storage/business occupancy. See also, Section 410.2, IPC 2012.
3. Provide tempered water for the lavatories and public hand-washing sinks in restrooms using approved devices conforming to ASSE 1070. Reference: Sections 416.5 and 607.1.2, IPC 2012.
4. Provide automatic faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson.
5. Clarify the termination of the T&P relief piping for the water heater (i.e. how will it be able to terminate at least 6" above grade?). Reference: Section 504, IPC 2012.
6. Clarify the size of the water service to the building. The site plan shows a ½" service from the meter and the plumbing drawings call for a 1" service. Based on the water demand, calculated using Appendix E, IPC 2012, the minimum size of the water service should be 1-1/4" to avoid a velocity in excess of 8 feet per second and to conform to the water pressure calculations shown on sheet P-1.
7. Clarify the size of the building drain and the building sewer; it is shown as being both 3" and 4" on sheets P-1 and P-2.
8. Provide the rim elevation of the next upstream sanitary manhole and compare it to the first floor elevation. Determine the need for a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson.

07/03/2014 ROBERT SHERRY WATER REVIEW Reqs Change Clarify the size of the water meter being used to serve this building; it is a ¾" meter on the site plan (sheet 3 of 9) but 1" on sheet P-1.
07/08/2014 LEERAY HANLY ELECTRICAL-COMMERCIAL REVIEW Reqs Change Plan review has been completed and the following corrections are required. Please provide a written response to comments with plan re-submittal.

1) Correct the "Legal" codes section to reflect the 2011 NEC and the 2009 ANSI 117.1 (the City of Tucson uses the IBC and ANSI for accessibility, we can only use the ADAAG if you file an appeal).
2) Provide fault current calculations based on actual information from TEP. 400A 3-phase fault availability could be as high as 27,800A.
3) Check your load calculations for panels. VA for 3-phase is V x A x 1.73.
4) Modify the Outdoor Lighting Code compliance information to reflect the 2012 OLC. Allowed lumens are 175K per acre, with 11K of that being unshielded.

Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012.
2. Show that the mechanical systems comply with the requirements of Sections C403.2, C403.3 and, if neither the efficient lighting system nor the on-site renewable energy options are selected, C406.2, IECC 2012 (e.g. provide the mechanical energy code compliance certification from COMcheck).
