SUMMARY: Engineering Division of Planning & Development Services Department has received the building plan (T14CM014594) & Floodplain Use Permit (T14OT00302). Engineering Division does not recommend approval of the building plan applications at this time. The following items need to be addressed:


BUILDING PLAN COMMENTS:

1) The building plan application that was submitted is for a Tenant Improvement and as such is only for approval of proposed improvements to the inside of the existing building. Per the submitted building plan sheets there is work that is shown outside of the building footprint that should be part of a site plan review. The development plan package, DP13-0243, which was submitted for all site improvements has not been approved by PDSD therefore should not be shown on the proposed building plan sheets. For building permit approval and for all proposed work inside the existing building revise the sheets to remove the handicap access ramp and handicap parking spaces that are shown along the front of the building. Also remove the development plan package sheets since they are not required as part of the interior remodel and they are not approved at this time.

2) Engineering will re-review the building plan on the next submittal to insure compliance and the Floodplain Use Permit will be conditioned at that time. Additional comments may be forthcoming.


GENERAL COMMENTS:

Please provide the revised building plan. Further comments may be generated upon resubmittal of the building plan review.

03/18/2014 MARTIN BROWN FIRE REVIEW Reqs Change Please indicate the second code compliant exit from the Public Use Deck.
Is the public use deck having seating or standing associated with the use? Is the deck just being used for egress from inside of the building? If seating or standing will be occuring, then an occupant load calculation should be addressed for this area.
Please correct sheet E2.0 under General Note A. This Group A occupancy is over 300 occupant load and is required to have an approved manual fire alarm system per IBC/IFC 907.2.1.
Please provide any proposed seating plans for the inside use as required in Section 408.2.1 of the 2012 IFC.

Provide the minimum plumbing facilities required by Table 2902.1 and Section 2902.2, IBC 2012, for A2 occupancy (e.g. drinking fountain). Drinking fountains shall also comply with the requirements of Section 410.1, IPC 2012 for approvals and Section 410.2, IPC 2012 and Section 1109.5.1, IBC 2012 for the minimum acceptable number of drinking fountains.
2. The use of trough urinals is prohibited. Reference: Section 401.2, IPC 2012.
3. Provide automatic faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson.
