In reviewing this Floodplain Use Permit application for substantial improvements to an existing floodprone structure, per TCC Chapter 26-4.1 it has been concluded that the alterations do not preclude the structures continued designation as a historic structure therefore the structure is exempt from the substantial improvement regulations. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard Area Regulations, and is bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Unified Development Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require application for, review and approval of an additional Floodplain Use Permit. This floodplain use permit is issued with the following 10 conditions: 1) This project is located in a mapped City of Tucson Flood Hazard Area of the Mabel Street Wash as shown in the Drainage Report prepared by JE Fuller Hydrology & Geomorphology Inc., dated April 2007. 2) The Finish Floor Elevation (FFE) of the new addition must meet or exceed the FFE of the existing nonconforming structure. 3) The applicant attests to the fact that the plans and documents submitted represent all of the improvements that will be done to the existing building, and that all additions, improvements or repairs to the building are included in the construction plans and/or documents herewith. No other improvements, repairs, reconstruction, additions or remodeling have been made to the structure that is not indicated in the attached plans and/or documents. 4) Any applicable measures that can be used to reduce future flood damage is highly recommended, such as but not limiting to; " Locate all mechanical and electrical equipment above the Regulatory Flood Elevation (RFE) or flood-proof it. " Build the lowest floor of the addition with flood-resistant materials. 5) All future improvements, reconstruction, rehabilitation, or restoration of the building must be the minimum necessary to preserve the historic character and design of the structure. 6) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 7) This Floodplain Use Permit is issued concurrently with the improvement plans/permit. Copies of these documents shall be kept in a readily accessible location on site at all times. The associated improvements are with permit activity number T13CM02531. 8) Any future permanent, freestanding walls or other structures shall have separate floodplain use permit applications submitted to this office for review and approval. 9) Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Planning & Development Services Department, Engineering Division. This permit may be renewed for up to one year at the sole discretion of the City Engineer or designated representatives. 10) This permit is specific to the improvements for 1222 N 4th Ave as indicated on the approved plans. It shall not apply to any other structure or property, whether attached or unattached, not specified under this permit. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show sleeping rooms with R310 compliant egress having a minimum net clear opening height of 24". Update window mark #1 & 2. STRUCTURAL PLANS: 1. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2). SECTIONS - DETAILS: 1. Show ceiling gypsum board fastened to 24" o/c framing as either 5/8" or ½" sag resistant, IRC table R702.3.5 footnote d. 2. Specify stair rise and run (min. 10" tread depth, 7 ¾" max. riser height, R311.5.3) at Detail #7/S1. PLUMBING PLANS: 1. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. 2. Clarity the 410 CFH total gas demand shown on the Gas Usage Schedule. This amount of connected demand may require upgrading pipe sizes, G2413.3 & Table G2413.4(1). MECHANICAL PLANS: 1. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on each side of the bedroom doors. 2. Show the location of the existing service panel on the Electrical Plan, E3305.1. This location may become a junction box for connecting existing circuits to the relocated panel. 3. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5.
