Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code and 2006 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Locate and detail porch post footings, R301.1.
2. Show the thickness and slope of all slabs (i.e. patio slabs and pads outside of doors), R301.1.

STRUCTURAL PLANS:

1. Show the Porch beam size, R301.1.
2. Provide rafter sizes and spacing in compliance with Table R802.5.1.

SECTIONS - DETAILS:

1. Show a post/beam fastener with appropriate uplift capacity, R802.11.

PLUMBING PLANS:

1. Show all Plumbing additions or alterations.
2. Show an individual water heater for the dwelling unit, P2801.1.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1.
2. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The 5 ton unit requires a minimum 22" diameter return air duct.
3. Show the bathroom exhaust fan location for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Show the location of a smoke alarm, R313.
2. Show the location of each outlet on the Electrical Plan, E3405.1.
3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.11 & E3706.2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2.
4. Show the location of the panel on the Electrical Plan, E3601.6.2 & E3705.8.
5. Provide a minimum service conductor of 100 AMP for each dwelling, E3702.1 & E3703.1.
6. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3703.5.
7. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2.
8. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1.
9. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5.
10. Show a receptacle outlet within 3' of each lavatory basin in each bathroom, E3901.6. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3703.4.
11. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3.
12. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12.
13. Show at least one wall switch controlled light or outlet in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits and all habitable rooms, E3903.3.
14. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the "R" value of ceiling insulation, N1102.1.
