As per the 2006 IBC, Section 903.2.8.1.2, a building with a repair garage may not exceed 12,000 s.f. with out a sprinkler system or fire separation. You may want to add a sprinkler system or extend the existing garage fire rated separation around the South end and the East side portion enclosed for the service area. Door number 16 will have to be a rated assembly. 2. Comment 3b: For your information only, in the Title of Table 1016.1, please reference the note "a" reference to Table 1019.2 which limits a one exit S area to a travel distance of 100'. This is a non enforceable 2006 IBC requirement because the auto repair workshop is not being modified. 3. Comment 8 and detail 2/C1.3: Detectable warnings are required only at marked crossings as per ICC A117.1, Sections 406.12, 13 and 14. They are not required at the end of an accessible parking aisle unless the accessible aisle is part of a marked crossing. 4. Comment 10: Please reference Section 903.2.8.1.2, 12,000 s.f. maxium area requirement. 5. Comment 13b: The existing door is shown swinging into the toilet room. The modified plans shows a new door, opposite jamb, swinging out. It needs to be numerated and added to the hardware schedule with a hardware set indicated. 6. Comment 16: Please confirm the operating weights of the roof mounted HVAC units to be removed and compair them to the operating weights of the replacement HVAC units and provide existing structural framing analysis and calculations if the new ones weigh more than the replaced units.
