Building Plan (1st Review)

TRANSMITTAL DATE: May 4, 2012

1. The building plan has been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Zoning has reviewed the building plans and it appears that the proposed building match the development package for this project. Due to the amount of comments from other PDSD agencies zoning will not stamp and approve the building plans at this time. Once all other PDSD agencies have approved the building plan Zoning will approve.

3. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Additional comments may be forthcoming.

If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 837-4956
05/04/2012 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Clarify the plumbing code to be used for this activity. The City of Tucson allows either the 2006 UPC or the 2006 IPC (both with local amendments) to be used but the documents must indicate which code is being used. This review has been made using the 2006 UPC which was the code used for the parking garage.
2. Water heaters with inputs of 200,000 BTUH or greater are classified as boilers and require approval from the Arizona Boiler inspector. Reference: Title 20, Chapter 5, Article 4, Arizona Administrative Code.
3. Provide structural calculations to show that the boilers and the hot water storage vessel are safely supported by the roof. Reference: Section 310.0, UPC 2006.
4. Provide fixture descriptions for all plumbing fixtures. All plumbing fixtures and fittings shall be listed or labeled by a nationally-recognized, accredited conformity assessment company (e.g. UL, ETL, UPC, etc) Reference: Sections 301.1.1 and 401.1, UPC 2006.Provide installation details for the booster pump for the water distribution system. Reference: Sections 103.2.3 and 609.8, UPC 2006.
5. Provide a vacuum relief for hot water storage-vessel. Reference: Section 608.7, UPC 2006.
6. Verify the water demand and fixture unit calculations on sheet P401R; the number of fixtures used in the calculations does not agree with the architectural drawings. Reference: Section 610.1, UPC 2006.
7. Verify the water pressure calculations. A static lift of 180-feet from the booster pump to the highest outlet in a building with a total height of less than 85-feet seems unlikely and a developed length of 700-feet seems generous. Reference: Sections 610.1 and 610.5, UPC 2006.
8. Water distribution from the booster pumps to the "last PRV" is specified to be done with Type L copper tubing. Verify that the tubing sizes shown on sheet P401R will not exceed the calculated pressure loss of 8.0 PSI per 100 feet and will not exceed a velocity of 8 FPS. Reference: Section 610.1, UPC 2006.
9. Water distribution in the dwelling units is specified to be done with PEX tubing. Verify that the tubing sizes shown on sheet P401R (from the "PRV valve last fixture") will not exceed the calculated pressure loss of 8.30 PSI per 100 feet and will not exceed a velocity of 8 FPS. Reference: Section 610.1, UPC 2006.
10. Provide a roof drainage design for the elevator and stairway enclosure located on the southeast corner of the building. Reference: Section 1101.11.1, UPC 2006.
11. Provide sizing information for the gutters and downspouts shown on sheet A208R. Reference: Section 1106.0, UPC 2006.
12. The 6" horizontal roof drain leader located near column RD-R7 on the fifth level is conveying the drainage from 7150 square feet of roof at a slope of 1/8" per foot, not the 7100 square feet of roof shown on sheet P205R. Correct the addition and resolve to capacity issue. (Note that the existing horizontal 6" roof drain leaders to which this new roof drain leader is to connect, have been installed with a 2% slope.) Reference: Section 1106.2, UPC 2006.
05/07/2012 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Denied 1. Provide energy code compliance calculations for the building envelope; use the climate zone for Pima County < 4,000 feet. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections 101.4 and 104.2, International Energy Conservation Code 2006.
2. Coordinate the scheduled outside air quantities for HP-R1 and HP-R2 on sheet M401r per the outside air calculations shown on sheets M205r, M206r, and M207r. Reference: Sections 106.3.1 AND 403.3, IMC 2006.
3. Show that the equivalent length of the dryer exhaust ducts does not exceed the maximum length per Section 504.6.1, IMC 2006.
4. Clarify the location of AC-R1 - is it really cantilevered off the top of the elevator shaft? What is the purpose of the unit: no ducts are shown for it. Reference: Section 106.3.1, IMC 2006.
5. Show the hoistway venting required per Section 3004.1, IBC 2006.

Provide a rotation schedule showing which unit panels are to use A,B then A,C then B,C.
7. Provide notation on Sheet E403r showing phases have been balanced . Values to conform with phase loads on Panel SES-R.
